Senior Occupancy Planner
We are seeking a Senior Occupancy Planner to deliver occupancy and space solutions that achieve real estate strategies for the client. You will advise on what is possible now and tomorrow within the framework of workplace programs and portfolio strategy. Additionally, you will apply senior level thinking to manage the supply, capacity and demand of the space portfolio for the client with the focus of driving efficiency and effectiveness. This role reports to the Occupancy Planning Lead and will interact with business leaders and workplace strategy team up to the senior management level. You will work as part of a diverse and integrated team that partners with facilities management, workplace solutions, human resources, and project management.

Role Purpose
As a Senior Occupancy Planner, you'll be on point to respond to strategy questions for lease events and future space requirements. You'll be familiar with the workplace conditions at each site and use that knowledge to answer questions about metrics, allocations, and utilization for your assigned buildings or business units. You will gather the customer's requirements/scope by asking the right questions and use active listening to understand the underlying business needs. You will conduct feasibility reviews and develop solutions by using data, analytical insights, and strong problem-solving skills to present multiple scenarios to stakeholders.
You'll need to have a great knowledge in Corporate Real Estate. You must be familiar with typical occupancy metrics, utilization analysis, sharing ratios, and industry trends. In this role, developing strong working relationships with end user customers is key to understanding their business, promoting workplace solutions and concepts to them, and resolving their workplace issues. As a Subject Matter Expert in the client's workplace program you're a key member of the team that develops and delivers engaging spaces for our client.

Scope future space requirements and develop block plan & feasibility scenarios for future use of workplace
Ensure that planning recommendations align with client guidelines
Lead collection of business unit programming for workplace tactics
Manage business unit sign-off of summarized programming, and deliver programming package to project management and architect
Conceptualize and facilitate migration planning with technology and business units
Manage return to office tactics
Report on occupancy and utilization by business unit, building, or region using business intelligence dashboards, CAFM/IWMS, MS Excel
Manage allocations, floor plan updates and data accuracy using a CAFM/IWMS database
Ensure all seat assignments comply with regulations for personnel adjacency and deliver timely resolution of non-compliant seat assignments
Develop and update metro stack plans incorporating the real estate strategy and the annual occupancy plan

Requirements
A Bachelor's Degree in Real Estate, Architecture, Design, Construction Management, or related field preferred with minimum of 5 - 7 years of experience in corporate environment. Previous experience in space/occupancy planning at a strategic level, plus experience with interior office renovations and significant relocations (>100) is highly desirable. Capability in Excel and CAFM systems is important.
You'll need to be dynamic and technologically savvy and utilize software to support planning solutions and communicate ideas clearly with planning team and lines of businesses. Excellent communication skills are important - both written and spoken - for story telling using graphic representations of data and space.
You'll need a working knowledge of office design principles and trends, workplace utilization, and literacy in reading and interpreting floor plans. Ability to develop block plans to convey future use of space using PowerPoint and/or graphic tools e.g. Adobe, SketchUp, AutoCAD is highly desirable.
We'll expect you to work independently, multi-task, and manage your time to meet deadlines. You keep on top of things as you'll often need to reorganize your time day to day, to deal with your team's changing necessities and requests.
