Support the Head of Corporate Real Estate in managing the 16M square foot 110 location North America portfolio of owned and leased commercial industrial buildings and land.

Bachelor's degree and minimum five years' experience in corporate/commercial real estate.

Beneficial to have Background Expertise in the Following: Significant experience working with NNN and Pure Net leases.
North America portfolios with significant Industrial property type.
History managing the purchases and dispositions of industrial buildings and land.

ROLE RESPONSIBILITIES:
This candidate will focus, but not be limited to, their support on the CRE Portfolio's Last Mile Distribution Locations, to:Become the Primary POC for a portfolio of approximately 75 locations totaling 1.4M Square Feet consisting of space from 2,000 to over 100,000 sq ft across North America.
Be the Corporate Head of Real Estate 'second point of contact' for of the entire CRE portfolio.
Advise, lead and manage end to end 25-35 active Real Estate Transactions to include:Space Optimization and Regional Strategies.
New Leases, Lease Renewals and Terminations.
Subleases and Licenses.
Purchases and Sales of Recharge Property and Buildings.
Increase bandwidth of real estate department for communication with CRE team leads at CBRE and JLL and the local market brokers, vendors, suppliers and internal clients.
Database Document Management to include:Abstract all legal documents into its database, REISS, based on Lease Harbor Apex system.
Uploading of all legal documents into REISS.
Support internal clients and CRE team on landlord issues, building issues, etc.
Reduce transaction completion timeline.
Team with Head of CRE & CRE Coordinator on:Forecasting (Long Range Strategic Planning LRSP), special projects and other requirements.
Non-transaction work including waivers, estoppels, certificates, etc.
Lease Audits and Lease Administration, as required.
Responsibilities for Business Unit Support Include:Ensuring the Business Units interests are served, risks are mitigated, and corporate objectives are met using strong analytical skills and strategic reasoning.
Communicating and advising the internal business unit leads on all relocations, consolidations and renewals of existing sitesand advise on different strategic real estate locations
Serving as a strategic real estate partner to internal clients on different real estate opportunities, compliance with rules and regulations, and interpretation of lease provisions.
Building consensus for site selection through business cases, site tours and project approval.
Developing final approval for letters of intent, purchase agreements, parking and building leases, including renewals, extensions, terminations and subleases
Resolving local operation and lease issues ensuring that administrative and building technical staff resolve problems promptly.
Background reviewing and researching analytics pertaining to site selection, demographics and financial data, LOl's, and overall risk exposure to the firm.
Collaborating with other teams to ensure company's policy and requirements are implemented.
Establishing relationships and collaborating with internal and external operations partners, national and local market real estate ownerships/developers, attorneys, and multi-source brokerage model.
