Job Summary
We seek a Property Manager to oversee the operational and financial aspects of our properties, ensuring they meet company standards. This role involves optimizing property performance in personnel management, rental collections, resident services, leasing, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with all relevant laws and company policies. The Property Manager will work within an environment that upholds Fair Housing laws and Equal Employment Opportunity.
The ideal candidate should be experienced in strategic planning, resource allocation, leadership, and coordination of people and processes, along with knowledge of economic and accounting principles, financial markets, and relevant laws and regulations.
Responsibilities
Property Occupancy: Maintain occupancy by retaining residents and attracting new ones.
Lease Management: Approve leases, oversee applications, screenings, and leasing functions, and manage all related tenant documentation.
Market Evaluation: Assess current market conditions and competition.
Revenue and Expenses: Increase revenue while controlling expenses, oversee rent collections, and handle delinquent matters.
Staff Supervision: Supervise leasing and maintenance staff, delegate tasks, review work, maintain deadlines, train, and schedule.
Customer Service: Resolve resident issues and ensure prompt maintenance service.
Promotional Activities: Coordinate resident activities and communications, like monthly newsletters.
Vendor Negotiations: Contact and negotiate with external vendors.
Capital Improvements: Assist in obtaining bids and managing projects.
Reporting: Complete property reporting timely, including financial and marketing reports.
Budget Management: Operate within budget and purchasing guidelines, notifying the Regional Property Manager of potential variations.
Property Inspection: Maintain curb appeal by inspecting properties and vacant units, recording deficiencies, and taking necessary actions.
Issue Resolution: Investigate complaints and violations, resolving them per company procedures.
Employee Orientation: Oversee new employee onboarding.
Staff Meetings: Coordinate and lead staff meetings as needed.
Move-Ins and Move-Outs: Manage all details, including apartment inspections, ensuring a clean, well-maintained community.
Emergency Reporting: Report accidents and emergencies immediately to the Regional Property Manager.
On-Site Presence: Maintain regular on-site attendance.
Requirements
Administrative Skills: General office duties, data entry, filing, phone answering, knowledge of legal aspects, fair housing laws, and company policies.
Analytical Skills: Budget management, market analysis, property report analysis.
Communication Skills: Effective communication with staff, residents, vendors, and prospective residents; proficient in written correspondence and presentations.
Coordination Skills: Ability to organize resident functions, maintain files, conduct meetings, prioritize tasks, handle emergencies, and set goals.
Creativity: Innovative in marketing, leasing, and resident/staff retention.
Leadership: Ability to motivate and lead staff, resolve issues, and handle emergencies.
Manual Skills: Willingness to perform general manual duties as needed.
Maintenance Knowledge: Helpful for liaising between maintenance staff and residents.
Mathematical Skills: Calculating lease balances, move-in costs, pro-rations, special rates, late fees, deposits, and discounts.
