What are the responsibilities and job description for the A/C Technician position at Kahala Nui?
Responsible for assisting the Building Operations Department primarily in the maintenance and repair of all HVAC equipment including but not limited to: Roof Top Units, air handlers in residential rooms and offices, water pumps hot and cold, mixing valves and other. As a member of the first responder team, must be capable to assist in every way possible to ensure safety for the residents and fellow associates.
ESSENTIAL DUTIES AND RESPONSIBILITIES
· PERFORM routine maintenance duties to complete all service requests for repair and maintenance of all HVAC equipment in a timely and cost-efficient manner.
· ASSIST in the execution of the preventative maintenance program.
· COMMUNICATE with Maintenance Supervisor and/or Building Operations Director for technical advice, product information, research and quality assurance guidance.
· ADVISE Maintenance Supervisor of the overall condition of the equipment and furnishings of the community.
· ASSIST with Fire Safety and Disaster Preparedness Evacuation procedures.
· INTERACT with residents and staff in a courteous and friendly manner.
· ASSIST with orientation and training of new co-workers.
· UPHOLD all community and departmental hospitality and service standards.
· SUPPORT and CONTRIBUTE to any organizational initiatives to achieve Kahala Nui’s long term goals.
· ATTEND all in-services as required.
· MAINTAIN a clean and safe work environment following the “clean as you go” policy.
· RESPOND to all resident requests or needs in a timely and courteous manner as assigned by the supervisor.
· COMPLY with all company policies and procedures and all federal, state and local laws and regulations.
· Promptly REPORT any potential fraud or safety, health or company policy violations to Supervisor or Human Resources.
· COMPLY with all HIPAA requirements to protect the confidentiality of PHI (protected health information).
· COMPLETE other duties as assigned by Supervisor.
Minimum Qualifications:
· High School Diploma or equivalency plus diploma in HVAC trade schooling is required.
· 5 years building HVAC equipment maintenance experience with expertise or license in HVAC any one trade and general knowledge in most facets of building maintenance.
· Must possess technical knowledge and mechanical ability to perform routine maintenance and repair on HVAC mechanical and electrical equipment such as electrical motors, thermostats, actuators etc.
· Additional skills in basic plumbing, hot and cold water supply systems, mixing vales etc.
· Proof of annual tuberculosis clearance in accordance with state regulations.
· Must be available to work varied schedules including weekends and holidays.
Valid CPR and First Aid certification
(Equivalent experience or education may be substituted at the hiring manager’s discretion for educational or work experience requirements)
