Functional Requirements: |
Responsible for the overall management of the project including the scope, schedule, and budget. Ensures that the project team members are fully/properly utilized. Oversees tasks such as schedule and budget management, design management, GC and other vendor procurement and project oversight and management through to project turnover to client. Assures vendor adherence to contract documents, regulations, laws, and governing authorities. Interacts with the client on a day-to-day basis and ensures all services and work performed is of highest level of quality. |

· Experience in managing the design process · Programming and Scope development experience · Strong contract management ability · Proven ability with client communications · Construction management skills: o Ability to read architectural and engineering drawings o Ability to create project budgets and schedules; manage and track funding disbursements and make develop future funding draw schedules o Coordinate and facilitate building due-diligence evaluations o Ability to forecast and track construction costs through the life of the project and provided variance reports as needed. · Project management skills: o Ability to speak the language of Project Management (GC, MEP, RFQ, RFP, RFI, LOI, COI, LEED, VE, TI) o Ability to produce reports, evaluation comparisons, summaries, meeting minutes o Ability to read, comment and advise clients on PM related elements of lease documents, construction documents, contracts, agreements, proposals, etc. o Ability to work with brokers, landlords, architects, engineers, GCs and vendors (i.e. A/V, low voltage cabling, signage, security, telephones, movers, LEED, furniture, etc.) o Ability to write RFPs for GC, AV, Commissioning, Design, Construction, Furniture, Moving, Data Cabling, Signage, etc. |
