The Site Acquisition Manager (SAM) will use project management expertise to oversee staff processes and procedures, client relations, time schedules, deliverables and quality performance to successful completion of wireless site development. The SAM will be responsible for managing a group of sites which involves but not limited to obtaining leasing and zoning/pemitting deliverables and reporting to both client and senior management.
ESSENTIAL DUTIES & RESPONSIBILITIES include the following; other duties may be assigned:
- Oversee Leasing & Zoning Ordinance Reviews for site dev, co-location and site modification projects.
- Review documents such as land use entitlement applications, co-location applications and zoning drawings prior to submittal for compliance with public agencies and client requirements
permit issues outside of guidelines. - Manage the successful completion of scoped leasing and/or permitting activities with site landlords, as well as jurisdiction.
- Communicate and coordinate site activities with construction management, environmentalists, engineers, attorneys, and other necessary contacts to ensure successful site completion; this may include regular site walks on the construction sites.
- Obtain permits, including communicating with legal counsel and municipalities.
- Attend zoning meetings with client's legal counsel.
- Negotiate land space with private land owners.
- Draft leases/amendments and route through to signature.
- Responsible for site related financials including client/vendor purchase orders and invoicing.
- Provide quality control over reviews of title reports for ownership, encumbrances, easements, etc.
- Interview zoning/permitting personnel to obtain jurisdictional approval requirements for installation of wireless communication facilities and/or related wireless equipment as project scope defines.
QUALIFICATION REQUIREMENTS

EDUCATION and/or EXPERIENCE
- A minimum of five years of experience in site acquisition, leasing, and zoning; a minimum of two years of project management experience on large wireless telecommunications deployment.
- Experience managing vendors and subcontractors.
- Requires strong background in the negotiation of leases within the wireless/telecommunications industry, as well as the ability to read, understand, and interpret related legal documents.
- Demonstrated ability to manage and interface with large multi-functional project teams.
- Must possess successful project management as well as experience in process engineering.
- Demonstrated ability to forecast, manage and deliver financially successful projects.
