About us

Carpenter Estates is a 72 Unit LIHTC Property in Cleveland, MS. The Property has a nice Office, Business Center, Laundry, Playground, and Swimming Pool. The package of $42,540 includes a Free 2 BR Apartment, hourly Pay, and a Bonus Program. We offer 2 Weeks PTO.

Responsibilities:
- Oversee the day-to-day operations of the site, ensuring all activities are carried out efficiently and effectively.
- Manage and supervise a team of staff members, providing guidance, training, and support as needed.
- Coordinate property maintenance and repairs, ensuring that all work is completed in a timely manner and meets quality standards.
- Implement and enforce company policies and procedures to maintain a safe and secure environment for residents and staff.
- Handle tenant inquiries, complaints, and requests in a professional and timely manner.
- Conduct regular inspections of the property to identify any maintenance or safety issues that need to be addressed.
- Advertise, Show and Rent vacant units to ensure high occupancy rates and effective marketing strategies.
- Maintain accurate records and documentation related to property management activities.

Qualifications:

- LIHTC Experience is a plus.
- Strong knowledge of property management principles and practices.
- Experience using property management software such as OnSite or similar platforms.
- Familiarity with CMMS (Computerized Maintenance Management Systems) for tracking maintenance requests and work orders.
- Knowledge of Section 8 housing regulations and procedures is a plus.
- Excellent phone etiquette and communication skills, with the ability to effectively interact with tenants, staff, and contractors.
- Strong administrative skills, including proficiency in Microsoft Office Suite (Word, Excel, Outlook).
- Ability to handle conflict situations calmly and professionally.
