Job Description
We are looking for an experienced Development Project Manager to join our team at Kisco Senior Living. The role will manage the design and development/construction of renovations and expansions of current Kisco communities. In addition, may work on new ground up communities working in close collaboration with Director of Development, Home Office and community-level associates. Create high quality, sustainable and profitable senior communities by balancing cost, design, and efficiency to enable Kisco to provide warm, secure, and friendly environments and superior services for our residents. Leads and/or coordinates with both internal and external project teams.
Essential Job Functions & Responsibilities
- Work with the acquisitions team on site due diligence and project feasibility, including construction and development costs modeling, remodeling and renovation plans, and other forward planning activities.
- Supports the preparation of investment packages.
- Communicate and coordinate closely with Kisco’s operations and sales teams to ensure that projects meet and reflect customer preferences and enhance operations.
- Oversee the project team on all public agency approvals.
- Prepare and update development and construction cash flow budgets.
- Assist in the selection of the design team including preparation and review of RFPs.
- Primarily responsible in the selection of contractors and consultants including preparation and review of RFPs.
- Systematically manage projects to ensure they stay on target for project budget, schedule, and quality.
- Prepare and update project cost estimates (actuals to budget) throughout the life of the project.
- Manage the project design and construction teams through each stage of a project including concepts, schematics, design development, construction documents, permitting, bidding and negotiation, construction and turn over to operations.
- Create and maintain detailed schedules for each project.
- Provide frequent on-site management of new construction, expansion and/or renovation work.
- Provide regular and timely information to appropriate community and Home Office management team members and residents on project status and schedule.
- Accountable for project outcomes and achieving project targets, specifically budget, schedule, quality, and financial goals.
- Approach all encounters with residents, associates, and key external stakeholders in a friendly, service-oriented manner.
- Participate in Kisco project teams focused on design innovation and sustainability initiatives for both proposed and operating senior communities.
- Perform other duties or tasks as assigned or required.
Education/Experience/Training:
- Bachelor’s Degree in architecture or environmental design and/or project management from an accredited university
- A minimum of five years of experience in a similar project management role developing/constructing senior living, multi-family and/or hospitality projects.
- Experience working with multiple fast-paced projects and managing interdisciplinary teams is essential.
Master’s degree in architecture or environmental design and/or project management or related field is a major plus.
Knowledge/Skills/Abilities:
Ability as a self-starter who can work with little or no instruction/supervision on varied real estate development projects. Highly flexible with the ability to respond to multiple demands and deadlines with a high attention to detail. Knowledge of general business practices and procedures. Must have strong organization and analytical skills, highly effective written and verbal communications skills as well as strong negotiation, coordination and relationship building skills. Intermediate to advanced level knowledge of MS Project, Outlook, Excel, Word, and PowerPoint.
Special Requirements/Certifications:
AIA, CM certification, and/or LEED professional certification are preferred.
Working Conditions:
This role is based in our home office of Carlsbad, California. Associate will work predominately remotely, onsite at construction projects and also within senior living communities. Ability to travel extensively, (approximately up to 75% or more), and work a flexible work schedule as needed.
