Job Summary :

Must be based in IN, OH, MI, IL or WI. Travel Required*

As a Land Acquisition Representative, you will play a crucial role on our development team. The primary focus is on acquiring land for solar projects through proactive sales-oriented strategies.

Your responsibilities will include traveling to meet with landowners, identifying potential properties, conducting due diligence, negotiating purchase and lease agreements, and closing deals with landowners.

You will work closely with stakeholders to ensure the successful execution of purchase and lease agreements to maximize the number of signed deals.

Responsibilities :

  • Manage and maintain relationships with landowners, addressing any concerns, answering questions, and providing necessary information to build trust and secure agreements.
  • Conduct comprehensive land searches and due diligence to identify potential properties suitable for solar development.
  • Utilize proactive sales-oriented techniques to approach landowners and build relationships, generating interest in leasing or purchasing their land for solar projects.
  • Negotiate purchase and lease agreements with landowners and their representatives.
  • Utilize GIS software (e.g., ArcGIS, QGIS, Google Earth) to analyze and visualize land data.
  • Stay up to date on industry trends, market conditions, and competitor activities to enhance negotiation strategies and maximize lease signing opportunities.
  • Collaborate with internal teams and external stakeholders to facilitate the land acquisition process, ensuring smooth coordination and timely completion of projects.
  • Maintain accurate records and documentation of land acquisition activities, ensuring all contractual obligations and regulatory requirements are met.

Requirements

  • Bachelor's degree in a relevant field such as real estate, project management, energy development, or a related discipline.
  • Experience in land acquisition, energy development, sales, project management, or relevant internships.
  • Landman experience is a plus.
  • Strong sales and negotiation skills with a proven track record of closing deals.
  • Proactive and self-motivated approach, demonstrating the drive to meet or exceed lease signing targets.
  • Detail-oriented mindset with the ability to conduct thorough due diligence on potential development parcels.
  • Knowledge or prior work experience of real estate acquisitions, land development, and sales processes.
  • Understanding of electrical infrastructure and its impact on solar project development.
  • Demonstrated ability to build and maintain positive relationships with stakeholders.
  • Knowledge of legal and regulatory aspects related to land acquisition and lease agreements.
  • Proficiency in GIS software (e.g., ArcGIS, QGIS, Google Earth) is preferred.
  • Strong understanding of finance and energy markets is preferred.
  • Excellent communication, negotiation, and persuasive skills with the ability to effectively engage with landowners, stakeholders, and internal teams.
  • High proficiency with CRM software, project management software, and Microsoft Office suite.
  • Ability to work collaboratively as part of a team while also being self-sufficient and independent.

The expected salary for this position, at commencement of employment, is between $65,000 and $80,000 / Annual; however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience.

The total compensation package for this position may also include other elements such as annual bonus, in addition to a full range of medical, dental, vision, life, financial, and / or other benefits (including 401(k) eligibility and various paid time off benefits, such as vacation, sick time, and parental leave), dependent on the position offered.

Details of participation in these benefit plans will be provided if a candidate receives an offer of employment. If hired, employee will be in an at-will position and Korsail Energy reserves the right to modify base salary (as well as any other discretionary payment or compensation program) at any time, including for reasons related to individual performance, Korsail Energy or individual department / team performance, and market factors.
