What are the responsibilities and job description for the Property Manager position at KPI?
We're a growing multifamily property management company and are seeking an experienced property manager to join our team! We have properties throughout the Triangle, and are continuing to grow!
Job Summary:
The Property Manager oversees the operation of the community. You are responsible for achieving the financial and compliance goals established for the community and for meeting other established operational goals. Each Manager supervises all associates assigned to the community and works under the direct supervision of the Regional Manager.
Responsibilities (Including, But Not Limited To):
- Manage site staff in accordance with company policy.
- Process and approve bills
- Direct employees and/or contractors in performance of maintenance and repair work
- Conduct weekly site inspections of property
- Supervise process of renting apartments and lease renewals through leasing consultant and assistant manager
- Establish, monitor, and enforce operating policies and procedures in accordance with company policy
- Process lease renewals and all related forms that come with renewing a lease
- Collect and process resident rent checks
- Handle all details of move-ins and move-outs
- Handle delinquent resident accounts in accordance with company policies
- Accurate completion of all lease applications, including performing credit and background verification and notifying prospective residents of results.
- Work with residents to resolve complaints
- Work with the maintenance staff to ensure the make ready apartments are repaired before move ins or showings
Required Knowledge, Skills and Expertise:
- Experience in conducting market outreach tasks and in developing marketing plans.
- Excellent verbal, written and interpersonal communication skills.
- Experience in managing a team of people, and in practicing effective performance management techniques.
- Excellent customer service skills in interacting with a diverse group of people.
Preferred Experience:
- Proven industry experience in managing a community.
- Thorough understanding of the apartment industry, and an understanding of maintenance and service.
Similar/Comparable experience may provide a sufficient foundation for success. Training and professional development is available to assist the right candidate in becoming proficient in the role!
