Summary/Objective:
As a Property Manager, you are responsible for the efficient management of residential and commercial properties. This involves overseeing the maintenance and upkeep of the properties, enforce rental terms and increase tenant satisfaction.
Responsibilities:
Maximize Net Operating Income and maintain high occupancy.
Monitors, assists, and makes recommendations to improve marketing efforts; customer reviews, occupancy, and recommends rent schedules.
Attracts new tenants through advertising, property viewings, and encouraging referrals.
Meets potential tenants, shows them the properties assigned, and assess their applications in accordance with anti-discrimination laws.
Inspect properties curb appeal, and coordinates for repairs and new materials as required.
Arrange and manage contracts for maintenance, trash removal, landscaping, security, and other ongoing services.
Monitor delinquencies and write-offs, for each property assigned.
Sets rental rates, negotiates, and enforces lease agreements.
Addresses tenant complaints and inspects vacated units.
Coordinates and supervises repairs and maintenance work.
Collects rent, deals with late payments, and manages operating expenses.
Maintains records of income, expenses, signed leases, complaints, maintenance requests, etc.
Prepares reports on the financial performance of properties.
Terminates leases, initiates eviction and collections proceedings.
Investigates and resolves property complaints and rental violations.
Resolves resident relations issues.
Presents professional image and acts as primary liaison between the Owner or Owner’s Representative and residents.
Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established company policies and procedures.
Review all reporting to ensure it is correct and submitted in a timely manner, and meet all deadlines given by the direct supervisor.
Direct, monitor and evaluate the work performed by employees and contracted services.
Work with Supervisors to develop and arrange ongoing training for self and staff as needed.
Stay abreast of market conditions and trends.
Supervises and coordinates the preparation of annual operating and capital budgets.
Monitors and makes recommendations on budget performance and prepares monthly or quarterly summary reports.
Develop and maintain professional contacts within the area and participate in public relations activities.
Other duties or tasks may be assigned at the direction of the company principal.

Education and Experience:
High School Diploma or equivalent required.
Degree in real estate, property management, business administration or a related field preferred.
Minimum of 5 years of relevant work experience as a property manager or in a similar role.
Physical Requirements:
Prolonged periods of sitting, standing, and electronical usage.

Pay: $18.00 - $22.00 per hour
Expected hours: 40 per week
