SUMMARY
Responsible for pre-construction & construction management of a highly visible federal project. Project magnitude ranges from 10M to 15M. Frequently & effectively interacts with stakeholders, company management, design team professionals, company administration, project engineers, and Government personnel. This position will command an experienced multiskilled individual who can lead & execute production. The DBPM (Design Build Project Manager) will report directly to the Senior Project Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Interpret project specifications & plans to develop a work plan that ensures timely and on-budget delivery of the project scope.
Develop, modify, track & communicate the project schedule utilizing MS project.
Interact & coordinate with design professionals & subcontractors to ensure design elements are complete and feasible.
Maintain harmonious relationship with A/E design firm, sub-contractors & Government personnel.
Thoroughly reviews sub-contractor proposals for accuracy.
Act as the primary POC during the project pre-construction & construction phase. Includes detailed coordination & communication with the client as to the project work plan, interim coordination, project status. Responsiveness is vital to the success of this project.
Actively engaged within all aspects of the project life cycle.
Coordinate with A/E team to execute all design charrette meetings with the Government.
Develop & maintain project budget.
SUPERVISORY RESPONSIBILITIES
Directly supervises project subcontractors, superintendents, and quality/safety manager in the work process. Carries out subcontract supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include subcontractor/vendor bid acquisition, subcontract award; scheduling, assigning, and directing work; appraising performance; addressing subcontractor/client complaints and resolving problems.
PREFERRED QUALIFICATIONS
EDUCATION and/or EXPERIENCE
Bachelor's degree (B. S.) from four-year college or university in any Construction related field; or ten to fifteen years related experience and/or training; or equivalent combination of education and experience. Basic computer skills required and a working knowledge of standard off the shelf software applications to include Microsoft Word, Project, and Excel.
Experience with Design Build Projects is essential to this position. Ten years’ minimum of commercial construction experience and a minimum of 5 years of managing Government construction projects.
MATHEMATICAL SKILLS
The candidate shall possess the ability to calculate figures and amounts such as discounts, mark-ups, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry in the daily work environment.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, blueprints, scale drawings, schematics, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
