As the Sr. VP of Land Development, you will be responsible for leading all aspects and phases of land development activities for multi-family and mixed-use projects across the portfolio. This includes driving and executing all regional strategic, technical, and operational initiatives while enforcing strict adherence to established schedules to ensure successful execution of horizontal construction and land development projects within the approved budget guidelines. You will rely on your extensive real estate industry knowledge and experience to drive quality and performance outlined by our brand framework. You will be based out of Nashville, TN with frequent travel to our operating sites including but not limited to OH, NC, SC, TX, CO, and FL.
Essential Job Duties and Responsibilities
1. Oversee the entire land development process, collaborating with the internal acquisition, design & planning, construction, and property management teams to execute all land development projects from conceptual and design phases through the regulatory review process, bidding, feasibility analysis, and construction, all the way to site opening.
2. Develop and implement strategic plans for the land development division, in order to meet the company’s growth objectives and financial goals.
3. Lead and manage a team of professionals, including regional land directors and managers, while partnering with planners, architects, engineers, contractors, and marketing staff.
4. Collaborate with executives and leaders within the organization to ensure that land development projects align with the company’s overall strategy and objectives related to spec guidelines, target deadlines, and budget constraints.
5. Approve and direct preparation of necessary agreements, easements, licenses, and approvals required to allow work on land development for required projects.
6. Develop key relationships and partner with local and regional clients, engineers, consultants, contractors, and government officials to ensure successful project completion.
7. Lead negotiations and guide services for land development activities such as grading, wet utilities, dry utilities, streets, curb and gutter, sidewalks, and landscaping.
8. Analyze project schematics, provide quality assurance through identification of inconsistencies in design builds and scope of work.
9. VE project design features, equipment, systems, and materials throughout lifecycle to achieve cost savings and budgetary performance, quality, reliability, and safety.
10. Partner with vertical construction, architecture, and purchasing on lot fit, utility locations, and access for sales and production start. Formulate land use plans.
11. Monitor industry trends, market conditions, and competitive landscape, and make recommendations for changes to the organization’s land development strategy.
12. Execute design aspects including site layouts, grading plans, storm water management facilities, water quality, best management practices and utilities.
13. Guides construction workflow by visiting job sites on a regular basis for identification of potential discrepancies and to provide constructive feedback.
14. Ensures department meets budgetary compliance and manages risk, and speed to market of operations.
15. Command budgets, timelines, and resources for multiple land development projects simultaneously, ensuring that projects are completed on time and within budget.
16. Drive and direct all land development and horizontal construction activities to prepare a site to begin vertical construction.
17. Successfully steer new communities through the horizontal construction phase through kick off and new community opening process.
18. Additional duties as assigned and directed.
Job Requirements
1. Extensive experience in managing the land development of new communities, having worked for national multifamily builders, specifically working on townhomes, apartment buildings, and mixed-use developments preferred. Experience in the single-family market will also be considered.
2. Established history in land development, including experience in managing teams and leading complex, large (100-200 acre) projects.
3. Being comfortable working in a fast-paced environment, keeping multiple projects moving forward at the same time, with the ability to pivot quickly and successfully as the market and other factors dictate.
4. Excellent leadership and management skills, with the ability to motivate and develop teams of professionals.
5. The ability to develop relationships and communicate with participants at all levels of the land development phase, both inside and outside the organization. Excellent verbal and written skills, and proven negotiation skills.
6. Work requires demonstrated ability to negotiate and execute all types of land development related permits and plan approvals.
7. Work requires strong leadership skills and the ability to mentor and extract the highest potential from supporting personnel and outside vendors and consultants.
8. Work requires good instincts and strong situational awareness.
9. Familiarity with software tools and platforms commonly used in the land development industry such as GIS, CAD, and project management software.
Direct Reports and Reporting Relationship
This role will provide direct leadership to the Regional Leaders of Land Development along with the ability to achieve results by working with others within the organization, regardless of the reporting relationship, is a critical success factor.
Minimum Qualifications
Bachelor's degree in a related field (engineering, construction management, architecture). Minimum of 10 years’ experience in the land development sector with extensive and proven professional experience in real estate with a demonstrated success of multi-family and mixed-use development.
