The Project Manager will be responsible for developing proposals, managing and performing overall tasks relating to current and new projects and activities of all Flagship’s accounts. The Project Manager will be responsible for managing the day to day operations of the field crews assigned to the accounts projects and activities.

Essential Functions

.Assist with the starting and closeout of a project. Review plans for pricing as requested.

. Coordinate internal resources and third parties/vendors for the flawless execution of projects

Review contractor's schedule and monitor construction progress, review change orders and recommend action, assist in coordinating inspections and testing.

Periodically inspects Tenant Improvement (TI) projects to ensure scope of work is completed per approved plans and that all building rules and regulations are adhered to. Provide monthly reporting. Consistently supports compliance and safety principles by maintaining the privacy and confidentiality of information, protecting the assets of the organization, and adhering to applicable federal, state and local laws and regulation and policies and procedures.

Manages the day-to-day operations of the General Contractor and or sub-contractors in their performance of their contractual Scope of Work

Motivates and leads a high-performance team. Participates in administering company policies, directing and coordinating all activities to develop and implement long range goals and objectives to meet business and profitability growth objectives.  Manages policy in the areas of quality, cost reduction, complete and on-time delivery, safety, customer satisfaction, employee relations, visual controls and performance measures. Reviews analyses of activities, costs, operations, and forecast data to determine progress toward stated goals and objectives. Oversees key projects, processes and performance reports, data and analysis. 

Ensures all supplies, materials, and work performed meets the quality standards set by the client.

Conducts job-site visits/inspections as necessary to ensure client quality standards are maintained.

Meets with the client on a regular basis to ensure the client goals are being met achieved, and to solicit additional work outside the contract.

Reviews labor and material charges upon completion of any extra-contractual work performed prior to submission to the Director Business Development for job costing.

Address client concerns and ensure the resolution of issues in a timely manner, with follow-up when appropriate. Manage budgets, schedules and work hours

Knowledge and Skills

An experienced leader with general contracting, project management and customer service experience. Represents a knowledgeable, efficient, and professional image of company to client by handling business in a respectful and professional demeanor. Bilingual in English and Spanish preferred.  Excellent oral and written communication skills required. Ability to work well with others and motivate people. Bachelor's degree or equivalent; or four to ten years related experience and/or training; or equivalent combination of education and experience. An energetic, forward-thinking and creative individual with high ethical standards and an appropriate professional image.  A strategic visionary with sound technical skills, analytical ability, good judgment and strong operational focus.  A well-organized and self-directed individual who is a team player. Knowledge of equipment, controls, and building automation maintenance. 

Working knowledge of regulatory agency requirements, permitting, AIA documents and processes. Technical disciplines in Plant Operations, HVAC, Electrical and Plumbing.

In-depth understanding of construction procedures and material and project management principles

Ability to prepare operating budgets, capital plans and Create and maintain comprehensive project documentation

Proficient verbal and written communication skills. Be proficient in computer, electronic and automated functions. Strong computer skills in Word, Outlook, Access, MS Project or other facility management systems. Collaborate with engineers, architects etc. to determine the specifications of the project Thorough knowledge and ability to interpret architectural & engineering plans. LANGUAGE SKILLS: Ability to read and interpret documents such as safety roles, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. PC literacy is required. MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area. REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  

Education and Work Experience

Bachelor’s degree preferred 5-7 years’ experience in the construction industry Previous experience managing vendors and subcontractors

Work Environment

Small-to-large office environment  Safety glasses required while performing certain tasks Fast paced work environment. While performing the duties of this job, the employee may work near moving mechanical parts The noise level in the work environment is usually moderate. Exposed to a combination of normal office type environments, shop environments and manufacturing environments Regularly exposed to dust, odors, oil, fumes and noise.
