Develop and assist in managing the West Des Moines School District’s maintenance and preventative maintenance programs. Provide leadership and direction to maintenance contractors in order to create a healthy and safe learning environment for the students, staff, family and community in accordance with district policy, state and federal mandates. Assist the Director of Operations with daily operations of the district, including the leadership of: maintenance, custodial, grounds, warehouse, construction/ renovation, and energy management.
Two years of maintenance experience preferred. Two maintenance certifications/licenses or knowledge of: HVAC, boiler, electrical, plumbing, safety, other technical or maintenance training.
ESSENTIAL JOB FUNCTIONS
- Supervise and direct the work of maintenance contractors on a daily basis. Provide maintenance coverage as needed.
- Assist in evaluating maintenance contractors to ensure contract terms are fulfilled.
- Facilitate, prioritize and evaluate maintenance contractors work through use of the online work order system and onsite observation.
- Solicits and incorporates administrative feedback into maintenance work plans and practices.
- Schedule contractors for onsite work as needed. Track and evaluate contractor work quality and completion. Provide feedback to contractors as needed.
- Communicate with contractors and vendors to acquire accurate proposals and pricing per district requests. Approve contractor invoices as needed.
- Provide annual reports detailing regional efficiencies in personnel, equipment, and supplies including solutions including providing written and oral reports as required. Appear at school board meetings as needed.
- Provide a safe work environment for our students, staff, and community.
- Conduct orientation for newly employed personnel covering job specific duties and district safety requirements. Retrain existing personnel periodically to insure proper understanding of job duties and safety requirements.
- Assist with district hazardous material handling, storage and disposal.
- Assist with buildings’ OSHA, EPA and all other safety compliance standards.
- Set and coordinate maintenance project schedules.
- Assist with maintenance contractor budgets. Prepare and monitor expenditures on a monthly basis in accordance with district needs and standards.
- Prepares and submits reports and memoranda regarding maintenance policies and procedures. Recommends changes to district administration as required.
- Designated as "essential" personnel and responds to calls at all hours including fire, security and vandalism. Responsible for assessing, reporting, and advising Director of Operations regarding the operational status of all campuses and centers during emergencies and extreme weather events. Responsible for district snow and ice removal.
- Regularly required to perform work beyond a standard 40-hour work week as workload requires.
- Complete all safety trainings as required.
- Perform other duties as assigned.
