Job Summary:
The Project Manager is responsible for the smooth functioning of day-to-day operations to ensure that projects are completed on time and within budget. The Project Manager implements the project plan and schedule, ensures safety and quality control, and provides guidance to project staff.
The Project Manager assumes a leadership role and provides guidance to project staff in the development and analysis of complex schedules on large and design-build projects. Experienced and fully competent in the profession, this individual works independently, and acts as a resource for colleagues.
The Project Manager will be responsible for overseeing all aspects of site acquisition and design and engineering on behalf of the client. This individual manages site acquisition, leasing, regulatory coordination, municipality and jurisdictional planning/permitting and zoning, and h architectural and engineering design and land surveying.
- Leads and promotes Ledcor safety culture on site, ensuring site safety and environmental standards are met or exceeded, and leads PSSP development. Leads the incident investigation process.
- Leads large multi-discipline estimates, including design-build projects, and manages all engineering processes and outputs. Leads the risk management process, including negotiations with clients on risk transfer.
- Leads engineering deliverables by working with designers on design-build jobs, and delegates project control processes. Reviews cost reports, identifying field issues and concerns, and oversees construction costs and budgets.
- Facilitates the creation and implementation of the Project Quality Plan (PQP), including quality assurance (QA) requirements, and leads QA program when applicable (design-build projects).
- Leads subcontractor and supplier selection, procurement and negotiations.
- Participates in and conducts contract and change order negotiation and management and conducts analysis of all components of contract documents.
- Leads set up of large project systems and procedures, including chart of accounts, cost accounting system, and project directory. Leads management of budget for design consultants.
Uses their knowledge an expertise to:
- Use current market lease rates and lease terms to negotiate leases, coordinating with land owners, and clients to obtain fully executed lease or option agreement. Collaborates with legal and carriers on business term approvals. Performs and ensures required site investigations are completed. Prepares lease document packages and finalized client packages outlining negotiations and deal points.
- Verifies zoning/permitting processes with jurisdictional personnel. Obtains all municipal, county or state right of way land use approvals as required. Attends Zoning hearings as required
- Creates Site Candidate Information Packages (SCIP) for sites and reports on suitability for leasing, entitlements, and constructability. Coordinates site requirements with client, Design and Engineering and field teams, and reports on all site acquisition activities.
- Assists in preparation and monitoring of individual site budgets and schedules. Assists in related data collection and validation efforts.
- Facilitates communication and meetings between internal organizations and project teams to drive project success.
