Job Title: Maintenance Assistant
Full Time position - 40 hours per week
Schedule: Monday - Friday 8:30 a.m. to 5:00 p.m. The Maintenance Assistant provides on call emergency coverage and back up as required.
Salary Range: $40,000.00 - $44,720.00 per year based on experience

The ideal candidate will have three (3) or more years of experience in the maintenance of residential buildings including troubleshooting, repair, and maintenance of associated building systems.
Leisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland is a private, age-restricted community comprised of 29 housing associations and 8,000 residents located in Montgomery County, Maryland and is seeking a Maintenance Assistant.
Essential Functions and Basic Duties:
The Maintenance Assistant assists in performing routine preventive maintenance to ensure that machines operate properly, building systems operate efficiently, and the building structure remains in good physical condition. Responsibilities include assisting in, performing diagnosis, repairs and preventative maintenance associated with building systems, physical structures, plumbing systems, HVAC operation, electrical distribution and other various building systems found in the residential building. Assists with testing fire/safety systems and performs interior and exterior maintenance as directed by the Building Engineer.
The Maintenance Assistant provides on call emergency coverage and back up as required. Provides input and assistance to the Building Engineer and other assigned maintenance staff as required for the overall upkeep and repair of the building(s) (Mutual).
Works under the direction of the Building Engineer and in collaboration with the Property Manager to establish other long-term needs, coordination of multiple assignments and establish plans and timelines for resolution of various recurring building issues.
This position requires a customer service approach in dealing with a wide variety of owner, resident, renter, and contractor issues. Communication (oral and written), effective listening, problem solving, dispute resolution skills are required to be successful in this position. The Maintenance Assistant is required to interact effectively with LWMC management, staff, peers, and upon request the Board of Directors.
Physical Requirements:
- Ability to climb and work from ladders, man hoists or lifts, and the ability to lift and carry heavy loads(up to 50lbs.),
- Ability to frequently walk up and down stairs for inspections and emergency procedure
- Equipment inspections require getting on hands and knees to reach areas difficult to access.
- Ability to visually inspect machinery and buildings
