Area Construction Manager Summary:
The Area Manager directs the day-to-day activities of Construction Managers assigned to specific projects; regularly monitors and balances workloads among these personnel. The position requires an ability to handle multiple tasks under deadlines, good judgment and a professional, supportive attitude.
Responsibilities
- Implements standards, specifications, and uniform project control procedures developed by senior management to promote the efficient and effective planning and control of all projects.
- Participate as a member of project planning design team to provide construction expertise to senior management.
- Prepare construction schedules and monitor on a weekly basis for accuracy and timeliness.
- Monitor and Approve on a weekly basis; timecards, field change orders, personnel status forms, and any other matters required for efficient control of projects.
- Monitor and lead Construction Managers in proper execution of company policies and procedures – including, but not limited to, BuildPro, SafetyPro, SalesForce, Site Condition Reports, etc.
- Provide weekly written reports of progress, subcontractor meetings, agency contacts, problem resolution, safety meetings, storm water management, and other reports for efficient project management and control.
- Conduct weekly Construction Manager meetings for the assigned community to increase awareness and promote and achieve Division goals.
- Implement regular training programs for field personnel on specific communities to foster increased knowledge and growth opportunities.
- Responsible for management of staffing needs in the ACM area.
- Coordinate and cooperate with Director of Construction and Vice President of Construction to develop, design and implement procedures for efficient project planning and subcontractor performance standards to achieve Division goals.
- Coordinate and cooperate with Customer Service Manager to establish and promote a total quality management program, Zero Defect closings, current on CSR’s, and to achieve Division goals.
Qualifications
- High school diploma or equivalent required
- College degree preferred
- Minimum of 5 years of experience in residential construction
- Minimum of 2 years of supervisory experience
- Experience with the home building process and practices
- Knowledge of building codes, understanding of critical path scheduling methods and safety
- Valid driver’s license and a good driving record and valid auto insurance coverage
- Working knowledge of new technology such as iPads
- Excellent verbal and written communication skills
