Overview:
We are seeking a highly organized and detail-oriented individual to join our team as a District Storage Manager. As a District Storage Manager, you will be responsible for overseeing the day-to-day operations of four storage facilities, ensuring efficient and secure storage of customer belongings.
Job Knowledge and Duties
- Perform daily functions of running the self-storage facility in accordance with company standards
- Understand the features and benefits of the facility and how to use each
- Complete daily walk thru including lock checks and cleaning units as needed
- Make daily bank deposits and ensure accuracy of deposit information
- General management of the office including, but not limited to, opening and closing the office on time each day, keeping and balancing petty cash, and preparing daily, weekly and monthly reports as required by management
Professional Image
- Understand and comply with uniform guidelines set by company
- Keep office clean and organized, free of any clutter
Sales
- Show, rent and clean self-storage units as well as actively selling and maintaining supplies of moving and packing materials
- Meet or exceed net rental goal each month
- Follow up on all internet, e-mail or call center leads, maintaining a 60% conversion ratio from lead to rental
- Achieve and maintain occupancy and revenue goals each month, maximizing revenue by limiting concessions, discounts and waived late fees
- Ensure phones are answered in a professional manner
- Show a storage unit to every walk-in customer
- Assist customers in determining the correct size unit for their needs, understanding their lease, fees, and insurance
Customer Service
- Provide greater than expected customer service including:
- Being polite and respectful, listening to customer’s needs
- Stand when anyone enters the office
- Escalate customer concerns as necessary, following up with customer
Marketing
- Perform in-store and off-site grassroots marketing
- Create and keep current a marketing log to track marketing activity
- Effectively use company provided marketing materials to enhance marketing activities
- Attend company approved or sponsored marketing events
Repair and Maintenance
- Perform light repair and maintenance duties, including but not limited to:
- Cleaning out units
- Wiping down doors
- Pickup up trash
- Cleaning Hallways, office and bathrooms
- Maintaining lawn and weed control
- Touching up paint
- Perform preventive maintenance such as but not limited to: changing HVAC filters as required, greasing door springs on roll-up doors, oiling gate chain as needed
- Report via work order any areas outside manager expertise
- Oversee contractors and third-party vendors’ work
Administrative & Legal
- Maintain accurate records for each customer including lease, addendums, and correspondence
- Communicate with customers and potential customers in a manner that is professional and in a fashion that limits the legal liability of the company
- Keep eviction documentation organized and accurate, following company eviction checklist and set guidelines
- Keep post auction paperwork labeled and filed for seven years
- Use computers as designated for business use only
- Be proficient at Site Link
- Prepare weekly and monthly reports accurately and submit in a timely fashion
- Accurately manage cash and balance receipts
- Travel to bank and post office (must have own vehicle, valid driver's license, and insurance)
- Control delinquencies through telephone contact and letters on a scheduled basis, including sending out monthly invoices
- Research, define and implement operational improvements, sales, and marketing programs in support of increased revenue growth.
- Conduct regular property audits, ensuring properties are safe and meet all company operational standards.
- Build trust with, and demand accountability from, your team.
- Partner with your team and encourage their personal and professional growth.
- Ensure that team members demonstrate sales-focused and customer-centric behaviors when interacting with our customers.
- Strive to grow a portfolio of successful stores by executing district-level strategies specific to each store's unique strengths and opportunities.
Qualifications
- Management experience in a retail environment
- Proficiency with POS systems and cash register operations
- Strong background in purchasing and inventory control
- Demonstrated ability in team management and supervision
- Exceptional customer service skills
- Familiarity with retail sales and marketing strategies
- Excellent organizational and time management skills
- Ability to communicate effectively with a diverse customer base
- Valid driver's license
- Experience with self-storage is a must
Job Type: Full-time
Pay: $70,000.00 - $90,000.00 per year
