What are the responsibilities and job description for the Operations Manager position at LIV Development?

LIV Development is seeking an attentive, hands-on, and experienced Operations Manager to support the operating cycle of Livano properties. The Operations Manager will be responsible for providing direction and guidance in areas of coordination, delivery, execution, and installation. They will oversee a variety of tasks that are vital to transitioning the property from the construction phase to the full-cycle operations phase, ensuring the property is operating to maximize value and efficiency.

This position is based in Birmingham, AL and requires frequent travel to LIV Development properties.

KEY RESPONSIBILITIES

Project Development, Design and Transition

  • Efficiently handle FFE coordination and installation for various property resources/amenity areas such as fitness centers, pools, clubhouses, model units, common areas, office & workspaces, postal service rooms, pet spas/centers, and pet parks, car chargers, bike rooms, on-site retail and hospitality shops, etc.
  • Review, coordinate and execute A/V plans, access control, murals & graphics, property telephones, and overall property utilities.
  • Coordinate and install all exterior and interior signage.
  • Procure and install trash compactor.
  • Provide thorough direction throughout the property transition process, handling the transition from the construction, pre-leasing, and continual operations stages through disposition.
  • Partner with LIV Development’s Creative Group to ensure property elements meet LIV Development’s design vision and standards.

Elements of Asset Operations

  • Coordinate all physical and installation needs for pre-leasing such as trailer design, location selection and set up.
  • Oversee access control implementation (when not bought in GMP).
  • Oversee and handle the procurement of on-site LIV workspace equipment including computers, laptops, printers, keytrack systems, etc.
  • Coordinate A/V design and installation.
  • Purchase all equipment for property resources and amenity areas within the construction budget.
  • Developer level management of property warranty and maintenance logs.
  • Plan and manage weekly operation calls to discuss open items, building and maintaining effective and professional relationships with property management and staff.
  • Serve as the point of contact and liaison between property and construction teams on open items.
  • Serve as point of contact and liaison to Buyers on site related inspections and DD items.
  • Coordinate purchase and distribution of all leasing and maintenance carts.
  • Ensure all properties maintain and withhold the high values and standards of LIV Development.
