Throughout the internship, you will work closely with members of the team including Development Managers, Asset Managers, and the Executive Team in developing and enhancing the next Madhouse communities. You will participate in financial and market analysis, financial reporting, the development entitlement process, site acquisition, the completion of lender and investor due diligence, and construction project management. PRIMARY RESPONSIBILITIES

Participate in the financial analysis of the development process for multifamily communities and financial activities for Madhouse Development including:

  • Assessing the economic performance of specific real estate projects and providing a detailed analysis.
  • Maintaining Madhouse databases by entering, verifying, and backing up data; updating an operating expense database for the Madhouse real estate portfolio.
  • Building financial models and performing valuation analysis for multifamily communities and other real estate investments.
  • Recommending actions by analyzing and interpreting data and making comparative analyses; studying proposed changes in methods and materials.
  • Increasing efficiencies by developing automated accounting applications; coordinating information requirements.
  • Determining cost of operations by establishing standard costs; collecting operational data.
  • Assisting with the cost analysis process by establishing and enforcing policies and procedures, providing trends and forecasts, explaining processes and techniques, and recommending actions to improve the analysis process.
  • Tracking expenses and revenues vs. budget and reforecast and analyzing any fluctuations.
  • Preparing monthly consolidation and executive financial packages as needed.
  • Analyzing quarterly operating reports.
  • Evaluating profit and cost efficiencies in various areas of the organization as needed.
  • Measuring financial risks associated with a specific investment.
  • Writing reports and making presentations for purposes of recommending the purchase or selling of specific investments.
  • Creating monthly expense reports/P&Ls and providing variance analysis for management review.
  • Reviewing monthly expenses to ensure that expenses are booked correctly and working with the accounting team to make any necessary reclassification.
  • Assisting with the preparation of construction-related draws, cost certifications, and certified audits.
  • Preparing and providing brief development status reports for Madhouse to be used in connection with periodic staff meetings, and ensuring that all required reporting deadlines are met, including those with Madhouse and those with third parties, such as governmental authorities and financing entities.
  • Working with the Development department to complete due diligence activities and other project-related duties.
  • Performing activities associated with government relations, project acquisition, and development for Madhouse.
  • Assisting in locating markets and municipalities for proposed developments, along with evaluating and procuring properties for acquisition and rehabilitation for the purpose of Housing Tax Credit allocations.
  • Assisting Madhouse in working with neighborhood groups, local organizations, adjacent property owners, and other parties interested in the development, organizing meetings with such parties, if requested, and preparing information on the development for such parties.
  • Providing advice and recommendations as to the selection procedures for the Housing Tax Credit application for scoring purposes.
  • Providing input for the creation of budgets and timelines for the various stages of acquisition and development of Housing Tax Credit applications.


KNOWLEDGE, SKILLS, & ABILITIES

  • Advanced knowledge of Microsoft Office, with an emphasis on Excel.
  • Strong initiative and ability to manage multiple projects as well as strong follow-through skills.
  • Excellent communication and interpersonal skills.
  • Ability to complete projects timely and accurately.
  • Detail oriented with strong organizational and analytical skills.
  • Ability to work well with others in a fast-paced, dynamic environment.
  • Calculative mind with problem-solving skills.
  • Attention to detail for purposes of finding some of the obscure facts in their line of work.
  • Must be able to make a convincing presentation.


EDUCATION & EXPERIENCE REQUIREMENTS

  • Currently enrolled sophomore, junior, senior, or graduate students at an accredited college/university.  
  • Focus in Finance, Economics, Accounting, or Real Estate required.
  • Accounting/GAAP knowledge.
  • Minimum cumulative GPA of 3.00


WAGE AND SCHEDULE

  • Initial salary shall be $13.50 per hour paid bi-weekly.
  • Must be able to commit a minimum of 35-40 hours per week for a minimum of 10 weeks.
  • Internships are on-site, in our office located in Austin, TX.
