POSITION SUMMARY
The Enterprise Data Center (EDC) Maintenance operations Manager supervises and coordinates facility operations and maintenance activities in critical environments ensuring infrastructure reliability at all times. This entails the execution or oversight of all work requests and work orders, coordinating with IT personnel, and Capacity Assurance Coordinators to ensure that all EDC and CEM protocols are followed by service personnel and escorted contractors and visitors. The FSC monitors Building Automation Systems for operational readiness, risk assessments, emergency contacts list, scheduling and status of inspections and PM activities on critical assets. The FSC is on-call 24/7/365 and utilizes remote monitoring tools to assist in after hours responsiveness. The FSC advocates for EDC's top priority in planning, service and compliance by the entire facilities organization. The FSC performs, or assists the EDC Coordinator with material logistics, handling and flows from loading docks to point of use; recording receipt of IT assets, unpacking and waste disposal for material deliveries; the maintenance and cleanliness of all facilities shop areas, docks and work areas. The FSC provides input on KPIs for EDC OEE, and is a central participant in continuous improvement initiatives, emergency and contingency plans and improved training of maintenance personnel to upgrade operating conditions and other attributes of lean and robust reliability maintenance.
SPECIFIC DUTIES
Know and uphold policies, procedures and Service Agreement to allow customers and tenants to focus on their core business. Take ownership of campus wide facilities, infrastructure and grounds, and drive continuous improvement initiatives to enhance facility performance, operating effectiveness and cost efficiency.
Validate Maximo data on EDC and critical assets (UPS, Automatic/Static Transfer Switches, Power Distribution Units, Power Management Modules, Chillers, Computer Room HVAC, Fire Suppression, Building Controls, etc.). Review maintenance and breakdown history and risk profile, maintenance plans, standards and schedules: o Maintain log of BAS system checks, variances, special requirements and breakdowns. o Confirm compliance with inspection and preventive maintenance schedules, standards and completions. Report variances and corrective action. Evaluate and schedule work requests and secure necessary reviews and approvals. Ensure completion rates, response times, and customer satisfaction on work requests meet or exceed agreed upon KPIs. o Conduct monthly safety audits, inspections, and facility readiness tours with Reliability Engineer o Actively manage the change management process for scheduled and unscheduled work
Engage IT personnel for direction of standards and practices to receive, unpack, tag, store and distribute equipment (processors and peripherals) and fixtures (cable tray, racks, etc.). Maintain parts inventories. Assist in environmentally correct disposal of packing materials and electronics.
Organize, maintain and clean facilities service areas including offices, shops, cribs, janitor closets. .Conduct scheduled audits of critical asset maintenance and documentation. Provide inputs for monthly on KPIs for OEE. Engage in Kaizen (Go-Fast) initiatives to raise reliability, productivity, energy savings, cost reductions and similar "best practices, using Business Process Development tactics sitewide.
BASELINE QUALIFICATIONS
Associate's Degree in Facilities Management, Engineering or Computer Technology or related curriculum. Bachelor's degree preferred. Participation recognized professional bodies (IFMA, SRMP, AFE, LEED-AP, etc.) Coursework indicating advanced professional development.
Minimum of 5 years of relevant technical experience as Facility Coordinator or Maintenance Manager at a large, critical facility or campus (>100,000sf). Knowledge of integrated facility management services in engineering/research environment, with significant responsibility for customer relations is preferred.
Awareness of technical standards (ASHRAE, ASME, EPA, OSHA, LEED-EB:OM, etc.)
Administrative experience related to operations management, including budgeting, safety, work planning, scheduling and logistics.

Technical expertise to develop and improve work standards, priorities, methods and resources, to resolve special requirements, moves, emergency and breakdown situations. Project management skills for planning, estimating, resource management, monitoring and problem-solving to upgrade systems.
Knowledge and skill sets to quickly grasp and apply: o Processes, systems, priorities and values. Intimate knowledge of safety protocols. o Current technologies in the marketplace for building systems, energy efficient building automation systems and controls as described. o Emergency response, disaster recovery, business continuing planning and management. o Lean, sustainable quality processes: QNPM, BPD, Kaizen (Go-Fast), 5S. The ability to articulate, plan, communicate, implement, monitor and refine (PDCA) continuous improvement. o Computer skills with IWMS/CMMS experience, MS Office suite including project management software, and utilization of mobile / handheld technology.
Adaptability to work in a diverse environment, focus on customer satisfaction under high-stress conditions, and organize an effective response to day-to-day requirements, and one-of-a-kind extremes.
Communications skills that invite credibility, loyalty, trust and commitment among supervisors, the workforce and stakeholders. Particular concerns are: o LFMR relationships, aligning customer requirements with resources and schedules. o Workforce / contractor direction, productivity, quality and commitment. o Administrative coordination, regarding safety, procurement, labor relations, work control, etc. o Planning, monitoring and reporting to drive continuous improvement for optimal reliability and value.
