Marion County Business Services is seeking a Maintenance Supervisor to join our team. We are currently looking for a skilled and experienced Maintenance Supervisor to join our team.

GENERAL STATEMENT OF DUTIES

Provide supervision to the staff that maintains and repairs county facilities; perform oversight and supervision of repair work on heating and refrigeration units and other physical plant equipment.

SUPERVISION RECEIVED

Work under the supervision of the Facilities Program Manager or designee who outlines operating policies and reviews work for conformance to standards through direct observation and regular meetings.

SUPERVISION EXERCISED

Exercise full supervision over employees engaged in the maintenance and repair activities of county facilities; participate in the selection of new personnel;

provide for training; evaluate performance and recommend personnel transactions.

Supervisory Responsibilities

  • Hire and train maintenance technicians and tradesmen.
  • Prepare weekly maintenance schedules, allocate work, and establish performance standards.
  • Meet with campus lead workers weekly to address work order issues and ensure each campus has what is needed to perform optimally.
  • Conduct performance evaluations that are timely and constructive.
  • Handle discipline and termination of employees in accordance with county / department policy.
  • Maintain professional working relationships with Maintenance workforce.

Daily Operations

  • Oversee the countywide day-to-day operations of the maintenance team.
  • Evaluate systems or facilities to determine maintenance or repairs that need to be performed (heating, ventilation, fire inspections, plumbing, etc.).
  • Assess building systems and work orders to plan work assignments and project schedules.
  • Ensure maintenance and repair work are completed correctly and in a timely manner.
  • Establish and maintain positive and professional working relationships with coworkers, customers, other agencies, and the public.

Countywide Oversight

  • Inspect equipment and facilities periodically to determine problems and necessary maintenance.
  • Ensure adherence to quality and health standards and safety regulations.
  • Implement and ensure compliance with building codes and ADA requirements.
  • Communicate with Department management, County personnel, lessees, regulatory agency personnel and vendors in person, via telephone, written communication, and e-mail.
  • Participate in coordination of projects (e.g., renovations, repairs, etc.)
  • Analyze and coordinate maintenance team services.
  • Contribute to the development of the Maintenance budget.
  • Provide direction and assistance regarding compliance with department policies and procedures.

Other Job Functions

  • Comply with department and county policies, procedures, and regulations.
  • Access, interpret, and input information in computer systems.
  • Interpret Auto Cad drawings, construction blueprints, and specifications.
  • Assist Maintenance employees on projects, as needed.
  • Respond to a variety of locations as needed.
  • Maintain regular work attendance, punctuality, and needed CJIS clearance.
  • Safely operate hand and power tools.
  • Commute between facilities in a timely manner.
  • Follow oral and written instructions.
  • Other duties as assigned

EXPERIENCE AND TRAINING

  • Associate degree in a mechanical field or business management; AND
  • Five years of experience in building operation and maintenance including three years of supervisory experience; OR
  • Any satisfactory combination of work, education, training, or experience relevant to the position, as determined by Marion County.

SPECIAL REQUIREMENTS

The finalist for this position will be required to pass a criminal history background check, including finger printing;

however, conviction of a crime may not necessarily disqualify an individual for this position.

Must possess a current driver's license in the applicant's state of residence and an acceptable driving history. Marion County will obtain a copy of the driving record for all qualified applicants from Driver and Motor Vehicle Services and review the driving record according to the Marion County policy and procedure for Driving on County Business.

  • Must possess and maintain proof of personal automobile liability insurance at a minimum in the amount required by Oregon Law ORS Chapter 806 .
  • This assignment is not represented by a union.
  • This is a full-time position, which is not eligible for overtime.
  • Typical Work Schedule : Monday through Friday, 6 : 30 A.M. - 3 : 30 P.M. with flexibility depending upon the needs of the department.
  • 24-hour Response Must be available to perform response duties during an emergency.

KNOWLEDGE, SKILLS, AND ABILITIES

Considerable knowledge of mechanical equipment and materials used in the operation of large commercial or public buildings, principles of preventative maintenance.

Working knowledge of construction management and computer programs such as word processing, computer management system (CMMS) and other specialty programs.

  • Ability to plan and organize work; perform from written and oral instructions; communicate effectively in both oral and written form;
  • maintain cooperative relationships with department officials, other county personnel, tenants, and subordinates; convey information in a timely and clear manner;
  • develop and maintain internal and external customer satisfaction parameters; supervise employees and coach for optimum performance;
  • understand and exhibit sound preventative maintenance skills; identify, report and / or correct malfunctioning equipment;
  • seek out opportunities to improve the maintenance, security and efficiency of county facilities; analyze problems and determine appropriate actions with available alternatives;

operate a computer; operate a motor vehicle.
