What are the responsibilities and job description for the Building Operations Supervisor position at Martin County Board of County Commissioners?
This position is responsible for overseeing one or multiple County-owned facilities. Work includes coordinating and monitoring outside contractors performing custodial and maintenance services, elevator, energy management, security cameras, fire and burglar alarm systems maintenance. Work is performed independently within established procedures, and some discretion and independent judgment is required in solving work problems that arise with general direction from the assigned supervisor assigned supervisor.
This position will be subject to a Criminal Justice Information Services (CJIS) security clearance due to its access to the various criminal justice system operations.
In the event of a natural or man-made disaster that may threaten the area, the employee will be required to perform emergency duties as directed.

Inspect buildings and premises on a routine basis to identify areas requiring repair or services; performs maintenance of buildings and appurtenances when appropriate or contacts outside contractors for services.
Respond to and resolve urgent request regarding issues with malfunctioning equipment related to plumbing, roof, gates, electrical, mechanical and structural failures at County facilities and sites.
Inspect County facilities for safety, security and environmental conditions.
Serve as liaison for the janitorial service contract.
Plans, assigns, review and coordinate the repair and maintenance of assigned county-owned facilities.
Reviews work orders for feasibility.
Estimates timetables, materials and costs for work projects.
Workflow and contract management oversight.
Assists with the preparation of specifications for maintenance and repair service contracts.
This position is subject to twenty (24) hour call, seven (7) days a week, including weekends and holidays.
Performs work related to this job description as required.
KNOWLEDGE, SKILLS AND ABILITIES:

Thorough knowledge of materials, methods and practices used in building cleaning.
Thorough knowledge of the maintenance procedures essential to the upkeep of buildings.
Knowledge of effective supervisory techniques.
Knowledge of the operation use and care of office cleaning equipment.
Knowledge of basic principles of plumbing, painting, plastering and carpentry.
Ability to understand and follow complex oral and written instructions.
Ability to work from and interpret technical sketches and plans.
Ability to maintain records and prepare reports.
Must possess an Associate's Degree from an accredited college or university in Construction or Maintenance Management, Building Technology, Mechanics, Business/Public Administration or related field, and two (2) years' experience in the maintenance field that includes coordinating and overseeing facilities.
Additional qualifying education and/or experience which provide the necessary knowledge, skills and abilities may be substituted one for the other on a year for year basis.
