Ebenezer On-Site Manager

Job Summary:
The Ebenezer On-Site Manager resides at the Ebenezer Apartments and serves as a liaison between Ebenezer tenants and Martha & Mary. The On-Site Manager maintains a safe, secure and tidy environment at Ebenezer, encourages positive relations with tenants, manages work order requests, assists with collection of rent and other fees, and supports the marketing and unit turnover process.
Duties/Responsibilities:
- Walks property at least twice per day to assure residents of management presence and to monitor the overall appearance of the property.
- Performs housekeeping and straightening up of public areas and hallways, public restroom, laundry room and storage areas, including vacuuming and trash disposal.
- Sweeps and/or shovels exterior walkways and stairwells to ensure safety and attractiveness.
- Provides light grounds keeping duties (e.g. weeding of planting beds) and works with Facilities staff to coordinate larger grounds projects utilizing Martha & Mary staff or outside vendors.
- Coordinates with Facilities staff to ensure that interior and exterior light bulbs are replaced as needed.
- Distributes rent bills (as necessary), assists with collection of rent and security deposits for submittal to Martha & Mary accounting department.
- Collects and counts coinage from washers and dryers, and provides change as needed by tenants.
- Cooperates with compliance staff in submitting requested information for audits, inspections and annual reports for lenders and regulatory agencies.
- Instructs tenants in emergency procedures, appliance use, and property rules.
- Investigates tenant complaints and resolves tenant issues, prepares written incident reports.
- Ensures vacant units are “turned” in the fastest possible time by monitoring their timeliness of vendors and facilities staff.
- Shows vacant units when requested and supports marketing strategies to reduce vacancy loss.
- Assists in maintaining grounds and gardening areas and works with vendors and other Martha & Mary staff to do the same.
- Prepares and manages facility work order requests in an efficient and effective manner for tenants and responds timely to tenant questions and/or concerns.
- May need to act as a repair person in an emergency.
- Provides local information of available shopping, public transportation, and other applicable amenities.
- Oversees, coordinates, and maintains calendar of events for multi-purpose room and other events to create a family oriented (welcoming) atmosphere on the campus where all tenants are welcome.
- Visits tenants and stays apprised of each tenant’s individual situation as their health or circumstances change.
- Attends trainings as needed and recommended by Martha & Mary.
- Must reside in the Ebenezer Apartments and be present and/or available the majority of the time.
Starting Wage is $16.19/hr. up to $18.45/hr. depending on relatable experience as determined by supervisor and HR.

Education and Experience:
- High school diploma or equivalent preferred.
- Demonstrated ability to interact positively with seniors preferred
Physical Requirements:
- Able to sit and move about the building, including ascending and descending stairwells
- Able to bend, stoop or kneel while providing floor care, grounds maintenance, etc.
- Able to lift and carry housekeeping and maintenance materials; up to 30 pounds
- Able to speak and use the telephone
- Able to read a computer screen and reference/technical manuals
