Essential Job Responsibilities:
Building Exterior
- Ensure that lawns and flowerbeds are manicured, watered and fertilized.
- Ensure that roads are plowed during the winter, driveways and sidewalks are cleared of snow, and sidewalks are salted to prevent icing.
General Maintenance
- Establish and carry out a preventative maintenance program.
- Collaborates with AMD / PM to ensure make ready tasks to be performed in-house are scheduled/coordinated.
- Reports problems with the interior and exterior of the building and any equipment to Executive Director and Director of Operations.
- Assist with development of the maintenance budget.
- Maintain and requisition supplies needed within the annual budget. Request prior approval for items not in the budget.
- Ensure safe and proper storage of cleaning supplies, chemicals, tools and equipment.
- Maintain, prioritize and disperse daily work orders to team members and follow up for prompt completion.
- Ensure proper removal and disposal of trash.
- Assist with room setup and cleanup for special events.
- Inspect building and grounds weekly and repair items identified as needing repair. Replace light bulbs.
- Perform periodic structural (visual) assessments of the building and report any observed defects.
- Provide weekly inspections and routine maintenance on company vehicles. Arrange for all repair work and routine maintenance for handicap lift.
- Coordinate and oversee outside contractors for any required maintenance/ repair work.
Work with management team to ensure efficient operation of facility
- Ensure a safe living environment.
- Assume on-call duties, as required.
- Report any on-the-job injuries to supervisor before the end of the work shift on the day the injury occurs.
- Maintain confidentiality of verbal and written information pertaining to residents, community operations and personnel.
- Other duties as assigned.
Education, Experience and Other Requirements
- High school diploma or GED
- Must be age 18 or older
- Experience in maintenance or environmental services
- Experience in grounds maintenance (lawn and plant care)
- Experience with cleaning occupied apartments, hotel cleaning, or long-term care facilities
- Covid-19 and Influenza vaccines; reasonable accommodations will be considered
Knowledge, Skills, and Abilities Required
- Promote teamwork in providing services to residents.
- Function and operation of kitchen appliances, office equipment, maintenance equipment and grounds equipment, with ability to do minor repairs
- Understanding of and ability to repair minor plumbing, carpentry and electrical problems
- Proper care and maintenance of lawns, trees, shrubs, and other plants
- Drywall repair and painting
- Outdoor responsibilities in winter and summer
Preferred Qualifications
- Familiar with general cleaning procedures
- Food handling regulations
- HVAC certification is a plus.
- Willingness to learn and help others
- Enjoyment in working with older adults
