The Real Estate Property Manager II manages leases and properties for the assigned portfolio. This position manages relationships within the organization, with clients and with third-party vendors to ensure that properties are professionally operated according to the real estate strategy for the assigned portfolio.
This position will be located at Parkwood One West- Indianapolis, IN.
Responsibilities
- Manages leasing and transactional activities for assigned portfolio under the supervision of the Portfolio leader
- Maintains strong relationships with third-party leasing and sales brokers
- Maintains real estate database. Regularly appraises all real estate owned by Ascension
- Partners with legal counsel to draft and scrutinize legal documents related to property management
- Monitors facilities and property management needs and directs completion of work with in-house and third-party vendors
- Performs regular required property inspections
- Oversees internal teams in the completion of tenant build-outs and collaborates to manage due diligence, entitlements, budgets, design, engineering, and scheduling for build-outs
- Leads site tours with Ministry clients and third-party brokers
- Supports the implementation of real estate and space management strategy to attain and maintain best-in-class footprint productivity
- Perform other related duties as assigned by leader
Qualifications
Education:
- High school diploma/GED with seven years of related experience or associates degree in real estate, business, economics, or another similar field required
- Bachelor’s degree in real estate, business, economics, or another similar field preferred
License/Certification:
- Valid drivers’ license required
Experience:
- Three (3) years of experience in transaction management, property management or similar position within a real estate or similar organization required
- At least one (1) year experience with healthcare real estate preferred
Knowledge, Skills and Abilities:
- Demonstrated knowledge of real estate transaction and property management
- Demonstrated ability in working with leases, purchase/sale contracts and other real estate related agreements.
- Ability to establish and manage relationships in matrixed environment
- Ability to use critical thinking skills to analyze and solve problems
- Ability to work independent of supervision
- Demonstrated ability to effectively negotiate leases, contracts, sales and other related items
- Demonstrated ability to effectively communicate verbally and in writing with a wide-variety of audiences
- Demonstrated understanding of real estate principals and valuation techniques
- Proficiency in Excel, Word, PowerPoint, Outlook
- Overnight travel may be required – up to 25% (must also reside in the area assigned)
- Local (non-overnight) travel required – up to 50%
