Mercury Cove Apartments is a well-established residential complex featuring nearly 200 units nestled in the heart of Palm Bay, Florida. We take pride in providing a high-quality living experience for our residents and are currently seeking a dynamic and experienced Property Manager to join our team.

Position Overview:
As a Property Manager at Mercury Cove Apartments, you will play a pivotal role in ensuring the overall success and efficiency of our residential community. The ideal candidate will possess a minimum of 5 years of proven experience in property management, with a CAM license as a valuable bonus. The successful candidate will be responsible for overseeing a dedicated staff of 5 and will be expected to demonstrate a deep understanding of all protocols relevant to property management in Palm Bay, Florida.

Responsibilities:

• Staff Management:
• Lead and supervise a team of 5 staff members, including leasing consultants, maintenance personnel, and administrative support.
• Foster a positive and collaborative work environment, encouraging team growth and development.
• Operational Oversight:
• Ensure smooth day-to-day operations of the property, including leasing, maintenance, and resident relations.
• Implement and enforce property policies and procedures to maintain a secure and inviting community.
• Financial Management:
• Develop and manage property budgets, ensuring financial goals are met.
• Implement cost-effective strategies and identify opportunities for revenue growth.
• Track and analyze key performance indicators to assess the financial health of the property.
• Tenant Relations:
• Build and maintain positive relationships with residents through effective communication and problem resolution.
• Address tenant concerns promptly and ensure a high level of customer satisfaction.
• Marketing and Leasing:
• Develop and implement marketing strategies to attract and retain residents.
• Oversee the leasing process, including applicant screening, lease negotiations, and move-in/move-out procedures.

Qualifications:

• Minimum of 5 years of property management experience.
• CAM license (Bonus).
• In-depth knowledge of property management protocols in Palm Bay, Florida.
• Strong leadership and team management skills.
• Excellent communication and interpersonal abilities.
• Proficient in budget management and financial analysis.

Compensation:
The compensation for this position will range from $65,000 to $75,000 annually, commensurate with experience. Additionally, the Property Manager will have the opportunity to earn bonuses based on successful rentals and achievement of budget incentives.
