Job Description
- Drive value creation and prevent value leakage across all facts of the construction process including commercial and procurement strategy, programing, planning, design and development
- Drive successful project outcomes by supporting realistic cost and program parameters from the outset and then oversee and drive execution against targets
- Ensure the assets incorporate appropriate commercial resilience in the base design
- Drive the creation of quality assets that support operational asset management through the lifecycle performance and cost effectiveness considerations of design and material selection
- Establish appropriate quality assurance measures throughout the design and construction process
- Incorporate third party monitoring and audit procedures as appropriate
- Understand the market and how to capitalize on new business development opportunities using a creative and entrepreneurial approach
- Network with customers, architects, brokers, financial institutions and other leaders in the target markets of schools, healthcare, office, and retail
- Ensure all assigned development projects are completed in accordance with the approved budget and schedule
- Develop and implement long term business plans for new developments, expansions, renovations, etc. that are consistent with the company's strategic plan and financial objectives
- Initiate and oversee to completion of all assigned construction projects
- Develop and implement strategic business plans to maximize cash flow and value
- Generate offers for development/construction opportunities, negotiating and executing Letters of Intent with prospective sellers and owners
- Identify and source opportunities to grow the company's business unit
- Conduct construction document review to ensure accuracy and code compliance within the city, state and county authorities.
- Manage and/or supervise all site related activities and ensure inspections are passed.
- Handle all legal and safety issues and retain all necessary documentation.
- Provide technical assistance and direction to Project Managers in the master planning process, site design and development, building design and construction of projects
- Create a feasible project concept by evaluating market trends and determining desired ambience and image.
- Responsible for the coordination and production of high-level project budgets to assist Development in real estate evaluations.
- Overall project timeline, schedule control & feasibility studies relating to construction and implementation.
- Work side by side with the Development team in order to evaluate the viability of the project prior to acquisition.
- Lead preconstruction for all projects nationwide; conduct in-depth due diligence, value engineering, and team assembly
- Work alongside Development team to formulate investment recommendations
- Formulate the budget and critical path schedule for respective projects
- Establishes an appropriate, integrated organizational structure. Defines and communicates roles, responsibilities and authorities to team members to ensure projects are completed in a safe manner, within budget, on schedule, and in conformance with the appropriate standards, specifications and applicable regulatory requirements
- * Provides leadership for the development and maintenance of a high-performance project team. Has overall responsibility for project execution, ensuring that projects are delivered within contract requirements, standards of quality and safety.
- * Responsible for contributing to business development in expanding current work scope and geography, developing proposals and pricing strategies, preparing proposals, and execution of strategies/plans.
- * Be a key member of the Executive Team, attending all staff meetings and contributing to the overall success of the company
The Successful Applicant
- Bachelor's degree in construction management, architecture, or engineering preferred
- 15 years of professional experience in construction and development
- Depth of relationships with Architects, Engineering, Contractors, Subcontractors, Facade Consultants, etc.
- Proven, valuable experience within a construction estimating department.
- Demonstrates good judgment and discipline by approaching problems using a logical, systematic, and sequential approach.
- Ability to read and comprehend construction documents.
- Proficiency in Microsoft Office, Excel, Pro-Core, and construction software
- May involve minimal travel between local properties and some out of state.
- Experience working on AutoCAD helpful but not required.
