Job Summary

The Project Manager is responsible for planning, managing, and evaluating all aspects of assigned projects. The Project Manager coordinates between all project team members to assure all aspects of the project are completed successfully. The Project Manager is accountable for customer satisfaction and total job quality and costs on assigned projects.

Essential Duties and Responsibilities

  • Ensures customer satisfaction, quality, and proactive improvement.
  • Oversees and assists in development of procedures to increase effectiveness on overall projects and estimated job profits.
  • Participates in scheduled meetings to inform management of issues and progress.
  • Works with human resources and safety as needed on job site related issues.
  • Coordinates with purchasing to ensure orders are placed when necessary.
  • Reviews projects controlling job cost and ensuring job profitability.
  • Provides continued development of customer relationships.
  • Ensures company policies are enforced, followed, and any discrepancies reported.
  • Provides timely input regarding project schedules for resource planning.

Preconstruction and Buy-Out

  • Reviews sales estimates and scope of work proposals.
  • Assists preconstruction team with estimating, preparing and presenting proposals, and identifying potential cost or schedule issues.
  • Attends turnover meetings.
  • Directs and reviews the preparation of designed submittal packages.
  • Reviews all project documentation (plans, specifications, estimates, scope of work).
  • Requests and evaluates proposals from subcontractors.
  • Negotiates and notifies subcontractors of bid award.
  • Procures all required material at best quality/cost balance (leverage company buying power (when reasonable), and in time to meet project schedule.

Project Implementation and Close-Out

  • Prepares schedule of values for billing on each job, provides monthly progress billing amounts to accounting and assisst in collecting monies due.
  • Sets the quality standards required for installers, subcontractors, designers, programmers, and start-up technicians.
  • Assures the most timely, cost effective, and defect-free work possible throughout each phase of the project.
  • Plans and schedules, within estimated costs and timeframes, all project design, material acquisition, installation, commissioning, and closeouts for the contracted scope of work.
  • Directs the installation work of both in-house installers and subcontractors.
  • Directs and assists in making design changes.
  • Coordinates the company’s scope of work with General Contractor and/or Owner and other work being performed on the project.
  • Coordinates, monitors, and reports project financials via the company Work in Progress Reports (WIPS) with the field and updates on a monthly basis.
  • Determines causes of any cost or schedule overruns and takes or makes recommendations for corrective actions.
  • Manages change orders both from the customer and to subcontractors.
  • Provides field directives to proceed with change order work.
  • Participates in job progress meetings both internally and with the customer.
  • Maintains as-built documentation throughout installation and commissioning phases of the project.
  • Documents job progress and delays pursue claims for additional costs on delayed or disputed work.
  • Reviews daily reports, documentation, plan updates, ASI, RFI’s and/or any other contractually required documentation for implementation.
  • Provides required closeout documentation, including commissioning documents, as-built drawings, operations and maintenance manuals, acceptance signoffs, and warranty letters.
  • Transitions project from implementation to Warranty team members to include review of project scope, project documentation, and customer expectations.

Safety

  • Promotes safe working methods and provides safety measures as needed for our on-site personnel and subcontractors.
  • Manages communication of site safety plan to customer.
  • Manages customer safety initiatives for the company.
  • Stops any unsafe work observed.

Meetings

  • Attends various monthly meetings.
  • Prepares the necessary documents needed for meetings.
  • Sends out invites and schedules conference room and other equipment as necessary.
  • Produces and distributes meeting minutes.

Non-Essential Duties and Responsibilities

  • Other duties as assigned.

Required Education and Experience

  • Two (2) years of technical school, Four (4) years of HVAC industry experience.
  • At least three years of related experience with strong computer skills.
  • Management of trade related construction.
  • Experience in simultaneously managing multiple projects with overlapping deadlines, deliverables, and other requirements.
  • Experience in establishing and maintaining effective working relations with co-workers, vendors, customers, architects, engineers, other project contractors, the general public and others having business with the Company.
  • Experience in operating a personal computer utilizing a variety of standard office and/or specialized/customized software applications.

Knowledge, Skills and Abilities

  • Knowledge of and a basic understanding of Veregy’s products.
  • Knowledge and proficiency with Microsoft Office products.
  • Ability to read and interpret blueprints and other technical documents.
  • Ability to perform basic math skills including adding, subtracting, multiplying, and dividing numbers; to perform the four basic arithmetic operations with money; to perform operations with units such as inch, foot, yard, ounce, pound, or metric counterparts.
  • Ability to use passive vocabulary of 5,000-6,000 words; to read at a slow rate; define unfamiliar words in dictionaries for meaning, spelling, and pronunciation.
  • Ability to write complex sentences using proper punctuation, adjectives, and adverbs.
  • Ability to communicate in complex sentences using normal word order with present tenses, past tenses, and using a good vocabulary.
  • Ability to type.
  • Ability to mutli-task and pay attention to detail.
  • Ability to communicate professionally verbally and in writing.
  • Ability to collaborate to solve issues and problems.
  • Ability to adhere to strict deadlines and work overtime as needed.

Work Environment

  • This position requires work to be accomplished in both an office and field/construction environment.

Physical Demands

  • This position requires sitting for periods of time at a computer as well as walking around construction/job sites and being exposed to weather and sometimes dirty conditions.
  • Ablility to climb ladders, scaffolds, and stairs.
  • Regularly requires sitting, standing, walking, and bending.
  • Must hear and speak well enough to conduct business over the telephone or face to face for long periods of time.
  • Ability to lift and/or carry heavy, bulky supplies, materials and other items weighing up to 50 pounds, work at heights and in confined spaces.
  • Frequently and regularly required using the wrists, hands, and/or fingers.
  • Average visual insight necessary to prepare or inspect documents or operate office machinery.
  • Exposure to extreme summer temperatures.
  • The noise level in the work environment is usually moderate with occasional periods of time exposed to loud noise.
