Job Posting for Property Inspector at Millan Enterprises, LLC
We are seeking a diligent and detail-oriented Residential and Commercial Property Inspector to join our property management team. The Property Inspector will be responsible for conducting regular inspections of residential and commercial properties under our management to ensure they are maintained in accordance with company standards and regulations. Reporting directly to the Millan Enterprises Maintenance Manager, the ideal candidate will possess excellent observational skills, strong attention to detail, and the ability to communicate effectively with tenants and maintenance staff.
Duties and Responsibilities
Conduct regular inspections of residential and commercial properties to assess overall condition, safety, and compliance for, but not limited to: roofs, foundations, structural fixtures, exteriors, driveways, parking lots, windows, drainage & erosion to meet company standards and local building & codes mandates.
Document findings accurately using digital inspection tools and prepare detailed reports for management review.
Identify maintenance and repair issues, safety hazards, and code violations, and communicate them promptly to the Property Management Maintenance Manager.
Coordinate with maintenance staff to schedule and oversee repairs and maintenance tasks identified during inspections.
Ensure that all properties meet health, safety, and habitability standards set by relevant regulatory bodies.
Respond promptly to tenant inquiries and concerns regarding property maintenance and safety issues.
Support Maintenance & Turn Technician functions and on the job training for identifying & reporting any maintenance and inspection related issues.
Collaborate with property leasing team members to develop and implement preventive maintenance plans for residential properties.
Keep abreast of industry standards, best practices, and regulatory changes related to residential property maintenance and inspection.
Education and Experience
High school diploma or equivalent; additional vocational training or certification in property inspection or related field preferred.
Minimum of 5 years of experience in residential and/or commercial property management, maintenance, or inspection roles preferred.
Strong knowledge of residential building codes, safety regulations, and maintenance standards.
Proficiency in using digital inspection tools and software for documenting inspection findings.
Excellent communication skills, with the ability to interact professionally with tenants, maintenance staff, and management.
Exceptional observational skills and attention to detail, with the ability to identify maintenance issues and safety hazards.
Ability to work independently with minimal supervision and prioritize tasks effectively.
Flexibility to work occasional evenings or weekends as needed for scheduled inspections or urgent maintenance issues.
Abilities and Working Conditions
Ability to stand, walk, and climb stairs for extended periods during property inspections.
Ability to lift and carry up to 50 pounds of equipment or materials as needed.
Employees could be exposed to rain, snow, and extreme heat or cold. Employees should be able to lift items up to 50lbs, climb ladders, and stand on building rooftops.
Comfort working in various weather conditions when conducting exterior property inspections.
