Millworks By Design is a specialty trade contractor delivering great architectural artisanship to California’s high-end construction market, primarily focused on High End Architectural Carpentry and Millwork construction projects. MBD Project Managers (PM) primary responsibilities are to lead the project by planning, directing, coordinating, and budgeting activities concerned with specific Millwork construction projects, primarily focused in the Residential Construction market. PM’s study the scope of work thoroughly and make sure it is clear and organized so it can be tracked in a meaningful way. PM’s will break the project up into manageable "chunks" of work that will be released to the field. PM’s prepare an overall project schedule that visually demonstrates plan for how the project will progress. PM’s communicate with clients, team members and field managers and foremen about MBD’s plan of action and make sure that it aligns with other trades and the project needs.

 

Qualifications:

·Minimum 7 years Supervisory/Project management (Residential Construction required)

·Minimum 4 years’ experience as a Subcontractor Project Manager (Residential Construction preferred)

·Minimum 4 years’ experience in custom high end finish architectural millwork industry

·Strong leadership skills. Successful candidates will confidently be willing and want to lead a team of individuals/coworkers to accomplish the project vision, goals and objectives.

·Experienced in scheduling, ordering, , quality control, and production of all phases of construction

·Well versed in managing cash flows, and budgets

  • Must be an excellent problem solver and demonstrate accuracy and thoroughness in your work.
  • Highly organized and able to manage and coordinate project information and documents.
  • Engage clients with well-articulated proposals and presentations.
  • Self-motivated, team-oriented, with a strong sense of urgency and adaptable to a fast-paced environment.

·Ability to read, interpret, and explain architectural and millwork drawings/blueprints, specifications, and schedules.

·Meticulous attention to detail, timelines, budgets and due dates for both projects and Field Carpenter team

·Knowledge of different construction methods, sequencing, and processes/procedures in relation to managing projects and employees

  • Ability to multitask and prioritize.
  • Ability to create a project schedule.
  • Ability to identify and mitigate/manage risk on construction projects.

·Advanced skills in Microsoft Excel and Outlook, MS Project experience preferred.

·Knowledge of SketchUp, Inventor or a 3D software a plus.

Experience in Residential Construction as a subcontractor preferred.

Position is eligible for Hybrid remote working arrangements.

 

Essential Functions and Responsibilities:

Project Leader

·Project Management of assigned projects from feasibility (Site Investigation Reports; Preliminary Site Plan development), through pre- commissioning, which includes actively managing the design, entitlement, construction document development and construction processes.

·Client management: Serve as an accessible and responsive senior point of contact for clients and provide timely answers and solutions to client concerns to ensure repeat client work, manage client expectations, and translate internal and external stakeholder requirements into client deliverables

·Directly responsible for budget management and completion of the billing process, collection of client billings and other operational and financial matters.

·Release work to the support field team along with all critical information so that product arrives on site on time and the Field Management can commence planning and execution of the tasks in a timely manner.

Follow up as needed to make sure that all resources required to complete field tasks are delivered and any critical trade coordination constraints are communicated.

·Plan, budget, manage and complete projects of greater complexity and challenge, project portfolios, or strategic opportunities

·Hold clients financially responsible for out-of-scope work prior to engaging inter-company resources.

·Maintains an awareness of new and emerging technologies and the potential application for client engagements.

·Identify products that need to be sampled, mocked up or shop drawn and manage until all customer approvals obtained.

·Prepare or delegate estimated staffing requirements, schedules, and other pertinent data; prepare fee proposals; and conduct fee and contractual agreement negotiations.

·Provides due diligence reviews of development and contract documents prior to construction to identify any risks or discrepancies with MBD standards

·Schedule – Primary driver of project schedule and its connection with approvals and actual site conditions.

·Budget – Primary decision maker around change orders, subcontracts, budget issues and assessor of monthly cost at completion figures.

 

Project Admin

·Providing overall administrative and technical expertise and support to a construction project or series of projects with responsibility for performance on projects’ safety, budget, schedule and profitability.

·Work with all involved disciplines and support staff; on weekly task planning

·Review, track, and communicates to ensure all contract deliverables are met in a timely manner.

·Reviews for accuracy and approves project invoices for all third-party EPC contracts.

·Manages construction risk across our portfolio by reviewing COIs, lien waivers, warranty documentation, project reporting, etc. and taking action as needed.

·Diligently monitors and manages progress, deliverables, schedule and budget across a large portfolio of projects.

·Work with field personnel to ensure the quality of delivered systems and conformance to MBD standards.

·Minimizes MBD's exposure and risk across project development and implementation.

·Provides a link between internal and external stakeholders and maintains open lines of communication between same.

·Ensure company policies, work rules, and processes are followed

·Ensure Work Orders are accurate, up-to-date with scope definition and information

·Project Schedule – Keep updated with any changes.

·RFIs – Initiation, tracking and update Work Order with changed information

· Submittals – Initiation & tracking

·T&M Tickets – Tracking and billing
