We are seeking a Leasing Program Analyst to support our customer site in Fort Worth, TX, and to join our collaborative, innovative, customer-centric culture. This position is hybrid and is required to work on-site a minimum of one day a week to complete job duties.
The successful candidate will oversee the Lease Administration Section, Realty Support Branch activities. This team is responsible for all leases located in the Northeast and Midwest regions of the United States as well as Puerto Rico and Virgin Islands.
Key Responsibilities:
- Performs Annual Operating Cost Escalations/adjustments to include reviewing files, preparing analysis, processing increase to rental payment timely.
- Performs Real Estate Tax Escalations/ adjustments to include reviewing files, obtaining all necessary information from Lessor or Taxing Authority, preparing analysis and processing rental increase or withhold timely
- Processes Change of Ownership requests to include obtaining the required documentation and legal approvals, preparing Supplemental Lease Agreements, Novation Agreements, and updating information in data systems.
- Prepares states of lease and estoppels upon request to include researching lease for required information, obtaining necessary Building Manager & Contracting Officer input and legal approval.
- Performs rental histories and analysis to resolve questions, concerns, or discrepancies that are identified.
- Monitors expiring leases and initiates lease expiration process.
- Works in support of the general management and business operations for the department.
- Provides analysis and research to specific projects.
- Supports managers on a variety of tasks and projects to meet deadlines.
- Exercises discretion and independent judgment on the analysis, planning, and/or implementation of important program initiatives.
Education & Experience:
- Must be a US Citizen.
- Position will require a public trust clearance.
- Bachelor's degree or equivalent experience:
- 4 years experience supporting program analysis activities with no related Degree, OR
- 2 years experience supporting program analysis activities with a related AA Degree.
- Possesses strong Microsoft Excel skills.
- Experience in Smartsheet or related software such as Workzone, Trello, Google Forms, or Asana is highly preferred.
- Math/analysis skills (basic computation skills, i.e. addition, subtraction, percentage change, use computation tools/spreadsheets, needs to understand payments vs withhold).
- Possesses basic knowledge in technical fields including but not limited to finance, accounting, information technology, research and analysis, or other program support fields.
- Specializes in one or more of the following areas: tax; finance; accounting; budgeting; auditing; quality control; research; legal and regulatory compliance; administration, and other similar management and operational activities.
