Multi Family Construction Project Manager

Company Description:

Mitch Cox is a full-service real estate solutions company based in Johnson City, TN, providing development, brokerage, hotel management, architectural, residential and commercial construction, and property management services.

Our Multi-Family Group currently has over 3,000 units under management, and we are developing an additional 600 units every year.

Responsibilities:

Reporting to Director of Multi Family Construction, and working closely with the Construction Manager and Superintendents, the Project Manager Leads the execution of assigned projects in accordance with the company’s brand promise, and the approved budget / schedule.

Projects under Construction:

1. Develops and maintains budgets; 
   1. Responsible for monthly review of budgets for assigned projects and forecasting Estimate at Completion / Cost to Complete
   2. Ensures that Project Expenditures are within the authorized budget for the Project Works with Superintendents to review subcontractor invoices and track own-force labour costs
   3. Ensures that Contracts / POs / Change Orders are current and uploaded into the financial system
2. Ensures that Projects are completed on schedule;
   1. Responsible for development and maintenance of the project schedule
   2. Promptly communicates variances to ensure awareness of the leadership team  
   3. Works with Construction Manager and Superintendents to schedule work
3. Quality:  Ensures that projects are delivered in accordance with the plans;
   1. Reviews plans and specifications and compares to work being completed in the field
   2. Coordinates with Development team to ensure handover of completed units, with minimal defects, to Operations in accordance with the overall project schedule
4. Procurement:  Works with Purchasing Manager and superintendents to coordinate timely delivery of materials and adequate subtrade manpower in support of the project schedule
5. Applies extensive industry experience to ensure construction of assets in accordance with best practices.  Looks for continuous improvement opportunities and presents same to the leadership team for consideration
6. Provides day to day supervision of internal and external project management resources;
7. Provides additional reporting and completes other related tasks as required

Qualifications

1. In-depth understanding of construction procedures, materials and project management principles.  Ideal candidates will have considerable experience in various levels of construction (5-10 years)
2. Bachelor’s degree in Construction Management, Engineering or related field
3. Strong working Knowledge of Microsoft Excel
4. Strong Organizational Skills - the ability to multi-task & document your work is essential
5. Attention to Detail with strong Follow-Through
6. Excellent Communication and Interpersonal Skills - You will be working with people at all levels and in a variety of industries: Architecture, Engineering, Construction, Development, Design, Finance, etc.
7. Must be able to travel for short trips to various locations in the Southeast and maintain semi-flexible hours to accommodate nd job site visits
