Apartment Maintenance Supervisor - New Construction

A well-established, Regional Property Management Company (MLP, LLC) is seeking a Full-Time Maintenance Supervisor for the Edison at Farrow Commons, a new luxury community located in Myrtle Beach, SC. The maintenance supervisor works in conjunction with the Property Manager to ensure the site is effectively maintained. This includes hiring and training staff, work directly with construction on transitioning the site from construction to management. An excellent maintenance supervisor must be reliable and have a great eye for detail. They must have technical skills and knowledge of various crafts such as carpentry, plumbing etc. Leadership and knowledge of administrative tasks such as scheduling are essential. The goal is to ensure that the community is in a good and safe condition at all times.

Responsibilities

• Inspect community periodically to determine problems and necessary maintenance
• Prepare weekly maintenance schedules and allocate work
• Recruit, supervise and train maintenance technicians
• Inspect and maintain building systems (heating, ventilation etc.)
• Contribute to the development of maintenance budget and ensure compliance
• Monitor inventory of materials and equipment
• Participate in coordination of converting the building from construction to management.
• Ensure adherence to quality standards and health and safety regulations

Skills

• Minimum 5 years proven experience as maintenance supervisor
• Strong technical knowledge of all building systems (electrical, heating etc.)
• Knowledge of health and safety practices and regulations
• Understanding of budgeting and performance management
• Excellent planning and leadership abilities
• Attention to Detail
• Property management software experience
• Excellent communication and interpersonal skills
• High school diploma; Degree from a vocational school will be a plus
• Professional Certifications (e.g. CPO and HVAC certified) are required
• Previous experience in transitioning an asset from 3rd party construction
• Prior new construction turnover and warranty tracking experience preferred
• 30 minute response time for emergency on-call required

High School diploma or equivalent; some college strongly preferred
