We're looking for an APARTMENT MAINTENANCE TECHNICIAN  to join our awesome team in Topeka Kansas at Villa West Apartments. This hands on job will deal with make-readies, work-orders, grounds, and shared on-call (once a month). HVAC and EPA certifications or HVAC repair experience preferred. SCHEDULE:
M-F Daytime Hours 8AM-5PM (80hrs paid time off 1st year, paid holidays)
No Weekends, very little on-call 1x every 3 weeks

PAY:
Up to $21 an hour (full-time) depending on experience

BONUSES POTENTIAL:
Up to $750 quarterly bonuses (based on site performance)
$100 for every week you hold the on-call phone and minimum 1.5hrs paid time for emergency calls

What You'll Be Doing:

• Ensure all work orders are completed in a timely manner based on priority
• Make Ready / Turning Units in between tenants
• Painting/Staining both interior and exterior applications
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency cell phone
• Snow removal (when applicable)
• Pool maintenance (where applicable)
• Housing inspection experience preferred (not required)

The Experience We Like To See:

• 2 years’ experience in maintenance or equivalent
• 6 months experience in apartment maintenance
• Dry walling including painting and carpentry
• Basic knowledge of plumbing, sweeting copper pipe preferred
• Basic knowledge of electrical including outlets, switches and light fixtures
• Basic repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
• Some knowledge of HVAC and/or boiler system knowledge required (where applicable)
• Some knowledge of water heaters both electric and gas
• Problem solving skills
• Be able to provide great customer service to our residents
• Have basic safety training or be willing to go through basic training within 30/days
