Summary of Position
The Property Preservation Specialist will act as an asset manager to the a portfolio of pre and post-sale assets assigned to them. The Specialist will work closely with the Supervisor and Manager to ensure strong performance of the portfolio assigned to them, with strict adherence to timelines and property condition. This position will be responsible for the overall performance in both pre and post-sale assets from first time vacancy through disposition assets in the Specialist's assigned portfolio. Portfolio accountability includes making sure all first time vacancies (FTV), pre and post-sale, have high attention to detail, leveraging allowables and/or client and investor over allowable approvals, to make sure that the property condition doesn't deteriorate from FTV on, and that the properties under MSI care are maintained in a safe, sound, and secure manner. The Specialist must ensure disposition work is started upon initial secure, excluding removal of non-hazards and personal property, in pre-sale. This position is accountable for performance to investor guidelines and client Master Service Level Agreement and Statement of Work; municipality requirements, and MSI's minimum property standards. Oversight of work should include insuring work has been done in a workmanship like manner, at or above industry standards, and within acceptable pricing for the area. The Specialist is also responsible for extensions of time to convey, over-allowable requests and approval management, denial management and re-submissions; helping to prepare for investor appeals and timeline management. The primary focus should be on preparing properties for dispostion and mitigating risk of further condition decline while under the care and custody of MSI during the entire lifecycle the property is in MSI's portfolio.
