SUMMARY
Under the guidance of the Director of Operations and in collaboration with the CEO, the Facility Director coordinates and oversees the maintenance and alteration of facilities by engaging in the routine and preventative maintenance of the interior and exterior structures of the building and property. The Facility Director also performs oversight of the duties of security, safety, ESA and transportation as required.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Monitors and records conditions and functioning of all utilities, including but not limited to heating and cooling units, thermostats and humidity controls.
Reports unusual conditions and initiates corrective action, as required.
Coordinates maintenance/custodial, mechanical, plumbing, or electrical work at the facility as needed.
Works closely with the DOO on all building projects in order to communicate and direct repair, renovation, and preventive maintenance performed by the facilities team and outside contractors to ensure timeliness and accuracy in the completion of projects and maintenance.
Analyzes the MFC's HVAC systems, electrical systems and lighting, maintains plumbing fixtures, and overall maintenance of the facility. Coordinates with IT the implementation and maintenance of the facilities security system.
Provides oversight to all service contractors to ensure all services are performed according to center expectations and standards. Additionally, keeps record as to when and what services were performed.
Coordinates, manages and maintains all maintenance and security contracts with outside contractors. Makes certain that any contract requiring contracted employees to work on-site are aware of company policies and procedures.
Coordinates the scheduling of exterior landscaping and maintenance, including the removing of weeds, grass cutting, snow removal, trash and debris removal, and maintaining an aesthetically pleasant environment.
Monitors hallways, offices, laboratories, restrooms, waiting rooms, and other areas frequented by staff and patients to ensure all areas are safe, orderly, and conducive to productivity and efficiency.
Monitors and consistently maintains adequate maintenance/housekeeping, custodial and other supplies. Additionally ensuring that maintenance/housekeeping protocols and procedures are local, state and federally compliant.
Maintains a courteous, helpful and conscientious attitude in dealing with co-workers, patients and their families ensuring professionalism and confidentiality at all times.
Works with the Director of Operations and Safety Coordinator to complete and update the Emergency Plan as well as revise related protocols.
Provides supervision for and coordinates work with the contracted Security Officers to ensure any unsafe interior or exterior conditions appropriately.
Assists the Safety Coordinator with the development and implementation of a disaster plan.
Coordinates and/or participates in the setup of the facility for special events, meetings, seminars, and conferences as directed.
Responsible for the coordination of the cleaning of facilities with the facility team and the contracted cleaning services.
Maintains inventory and orders facility supplies such as paper towels, toilet paper, Kleenex etc. and cleaning supplies as required.
Coordinates with Clinic Director or the contractors directly for the disposal of biohazard medical waste according to OSHA regulations.
Assists with the coordination of annual drills and arranging for annual fire extinguisher training for all employees.
Participates in professional development to keep current with maintenance trends. Attends workshops and conferences as needed.
Participates in Operations and conducts departmental meetings.
Directs and supervises transportation staff, ESA and facilities maintenance staff.
All other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Provides supervision of maintenance, environmental service aid/supervisor and transportation employees. Provides oversight of security personnel.

EDUCATION, CERTIFICATES, LICENSES, AND/OR EXPERIENCE
An Associate’s degree or equivalent from a two-year college or technical school and one-year related experience and or training; or an equivalent combination of education and experience. Work experience in medical related facility management is preferred.
