Purpose and role of job:
Responsible for the execution of all tasks within the Facilities Maintenance department with emphasis on skilled tasks defined below. Position requires high level of initiative, leadership, and a broad skill base. This position is in a professional commercial/industrial real estate environment.
Principal Accountabilities/ Responsibilities:
- Have working knowledge and compliance with all safety policies (PPE, LOTO, General Safe Manufacturing Practices, etc)
- Be a team player by treating others with respect, being constructive and tactful, communicating with your team and customers, and abiding by company practices
- Demonstrate strong communication skills, both oral and written, with internal and external customers
- PRIORITY - The ability to both lead, work with, and train others within the department.
- Assist with general preventative maintenance of HVAC equipment
- Develop and implement small projects within the facility
- PRIORITY - Understand the work order management system and be able to and enter and retrieve work requests and work orders. The candidate will be trained on this system.
- Assist with the Development of Preventative Maintenance programs in order to insure maximum operating reliability of Facilities equipment
- Perform scheduled walkthroughs of the facilities for the purpose of identifying items in need of repair
- PRIORITY - Provide accurate record keeping and neatly completes all required paperwork
- Perform other duties as necessary when directed to do so and assist others within the department
- Overtime may be required on off-shifts and weekends to satisfactorily perform duties
On call - Take phone calls and perform dispatching/self-perform work for 1 week rotations for after hours/weekends calls received.
Have a working knowledge of property management and facilities maintenance.
Education, experience, and other requirements:
Valid Driver’s License
Clean driving Record
- High school education
- Minimum 5 Years of Facilities Maintenance experience or related construction experience. Commercial maintenance preferred.
- PRIORITY – Strong Electrical skills - repairs/additions (i.e. outlets, conduit, ballasts, low voltage, security cameras, troubleshooting, etc.)
- PRIORITY - Perform Plumbing repairs/additions (Installation and repair of various piping systems up to 6” - domestic, sanitary, etc.).
- Repair and install drywall, patching, and painting.
- Perform Carpentry work (installation of doors, framing, windows, etc.). Install and repair door lock equipment and door hardware
- Masonry - concrete, tile, brick, and asphalt patching
- Roofing repair – EPDM, TPO, PVC, Asphalt, Metal, etc.
- Proper use hand and various power tools (drills, saws, grinders, pressure washers, paint sprayers, generators, etc.)
- HVAC experience a plus
- Bucket truck experience a plus - operation up to 40’ height
- Perform light, medium, and heavy lifting - up to 80 lbs.
- Perform other facilities-related duties as requested.
