MAJOR PURPOSE:
Overseeing all aspects of building and grounds maintenance, esthetics, and cleanliness. Ensures that the facility's physical plant remains in compliance with all local, state, and federal regulations. Responsible for overseeing facility's Emergency Preparedness Plan.
Oversees and manage all aspects of the physical plant, mechanically and structurally, inside, and out.
Understands and applies federal, state, and local, safety, sanitary and health codes for plumbing, electrical and building systems.
Understands and applies federal, state, and local fire codes including the NFPA 101 (INCLUDING NFPA 99, NFPA 110, NFPA 72, NFPA 25) code for health care facilities
QUALIFICATIONS:
Preferably a Trade School Graduate and/or License Journeyman Mechanic.
Minimum of five (5) years’ experience in Plant Engineering and/or Skilled Trade
Minimum of three (3) years’ experience in institutional housekeeping and laundry services.
Ability to read, write and comprehend English; ability to follow oral and written instructions.
Ability to work with supervisors, co-workers, and facility staff in the performance of duties.
Ability to observe proper safety and sanitary techniques.
Ability to work hours as scheduled based on the requirements of the position/assignment. On call as necessary.
Must be available for emergencies during off-duty hours.
Ability to cost out future replacement costs.
Ability to read blueprints.
Ability to utilize Microsoft Office, Including Use of Excel, Word, and Collaborating with shared files.
PRIMARY FUNCTIONS AND DUTIES
Performs Periodically Building Inspections for All REGIONS
Rounds at Facilities Throughout the region to ensure proper repair, cleanliness, and laundry service quality.
To ensure Engineering policies and procedures are being implemented and are up to date.
To ensure Housekeeping Policies and procedures are being implemented and are up to date.
Work with the Survey team, to ensure compliance for local, state and federal Life Safety Inspections.
Oversees all aspects of the physical plant, INCLUDING PLUMBING, ELECTRICAL, AND MECHANICAL.
Understands all aspects of plumbing.
Understands and maintains the boilers and burners.
Oversees Maintenance of heat and hot water systems and ensures buildings maintain proper temperatures.
Oversees Plans for new electrical equipment and maintains all existing equipment.
Understands and applies federal, state, and local, safety, sanitary and health codes for plumbing, electrical and building systems.
Understands and applies federal, state and local fire codes including the NFPA 101 (INCLUDING NFPA 110, NFPA 99, NFPA 72, NFPA 25) code for health care facilities.
Assist in Securing outside vendors, as needed, to properly maintain the physical plant.
Performs other duties and attends meetings at the direction of the Director of Engineering and Planning.
PHYSICAL REQUIREMENTS:
Must be able to move intermittently throughout the day, proper body mechanics required--bending, stooping, turning, stretching, reaching above the shoulders and occasional lifting are involved.
Must be able to cope with the mental, emotional, and physical stress of the position.
Must be able to observe, listen and communicate effectively.
Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, personnel, support agencies, and outside agencies.
Must be able to lift and move any materials/equipment relating to position.
Must be able to work in inside and outside environmental conditions.
Must be able to tolerate extreme cold-temperature below 32° and extreme heat temperature above 100° for more than one hour at a time.
Must be above to withstand chemical and respiratory hazards to perform the essential functions of the job.
