Building Maintenance Technician

The Building Maintenance Technician performed basic and routine facilities maintenance, construction, and repair tasks according to service, quality, and safety standards across all company facilities. Following standard operating procedures, installs, inspects, repairs, and performs preventative maintenance to mechanical electrical, plumbing, HVAC, safety, and waste management systems. Assists with miscellaneous facility projects including painting, drywall, carpentry, installation of fixtures, and moving furniture or materials within the facility. Utilizes a work order system to log activities as required. Works with or assists trades contractors to complete projects or complex repairs.

Essential Duties & Responsibilities include, but are not limited to the following:

General Maintenance: 50%

• Performing general maintenance tasks including:
• Landscaping - maintaining walkways, stairs, patio, and common areas
• Painting - interior and exterior, removal of graffiti
• Drywall repair - patching, installing
• Flooring repair/replacement
• Carpentry repair/assembly - doors, molding, furnishings, cabinets
• HVAC -filters, grills, belts
• Plumbing repair - toilets, sinks, caulking
• General Maintenance - CO2 & smoke detector battery replacement and upkeep, exit
• Emergency response to facility, grounds, or company vehicle/property concerns.
• Assisting with contract management and adherence
• Fire system inspections with the contractor(s)
• HVAC inspections with the contractor(s)
• Landscape/Snow removal contract adherence monitoring
• Company vehicle upkeep - registration, inspection, general vehicle upkeep, and State DOT compliance documents
• Inspecting buildings, equipment, and systems to identify any issues.
• Repairing faulty equipment units and damaged structures.
• Managing heating and plumbing systems to guarantee functionality.
• Planning and scheduling repairs.
• Conducting periodic quality checks on equipment and systems to ensure everything is up to standard.

• Administrative Responsibilities: 25%.
• Properly utilizing the UPKEEP software system.
• Helping develop and implement the budget for the maintenance department.
• Maintaining inventory records for equipment and supplies.
• Housekeeping and Continuous Improvement: 25%
• Developing and implementing preventative maintenance procedures with the Maintenance Manager's direction.
• Keeping up with technological changes such as retrofitting machinery to meet new laws and efficiency standards.

Skills:

• Ability to work autonomously while being a committed member of a team.
• Strong understanding of general maintenance procedures and techniques.
• Available to work overtime including weekends, public holidays, and evenings when required by business needs.
• Excellent written and verbal communication skills.
• Must be well-organized and have the ability to prioritize tasks.
• Ability to write routine reports and correspondence.
• Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
• Ability to apply concepts of basic algebra and geometry.
• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

Job Type: Full-time

Pay: $18.50 - $23.00 per hour
