What are the responsibilities and job description for the Maintenance Director position at Naugatuck YMCA?
QUALIFICATIONS:
· The individual must have excellent interpersonal communication skills and possess a general understanding in the following areas: Preventative maintenance, Mechanical/HVAC systems, Electrical systems, Pool filtration and chemical delivery systems, Basic Plumbing, Basic Construction and energy knowledge.
· One to two years related experience preferred.
· Within 90 days of hire; completion of Child Abuse Prevention, CPR, First Aid, AED, Facility safety and Blood borne Pathogens and OSHA 10 trainings.
· Ability to relate effectively to diverse groups of people from all social and economic segments of the community.
ESSENTIAL FUNCTIONS:
1. Recruits, hires and supervises diverse part time and full time department staff and volunteer teams across multiple dimensions of diversity. On-boards and develops staff for success.
2. Models relationship-building skills in all interactions. Develops and maintains collaborative relationships with vendors and contractors. Maintains regular, clear, and concise communication within all areas of responsibility.
3. Conducts, maintains and monitors equipment, electrical, HVAC, plumbing, pool, systems and building maintenance logs.
4. Responsible for developing, implementing and maintaining a preventative maintenance program for the Y.
5. Perform repairs and/or hires appropriate contracted vendors for maintenance, projects and repairs in concert with the CEO.
6. Maintains accurate records for all areas.
7. Prepares and maintains annual budget in concert with the CEO/CFO.
8. Works with business manager to ensure all orders are placed for maintenance/housekeeping supplies and creates system for maintaining inventory.
9. Utilizes Electronic Facilities Tracking System (COAST) to organize all maintenance, preventative maintenance, contractor services and inventory of custodial products.
10. Attends staff meetings, retreats, and special events.
11. Conducts department staff meetings and outings.
12. Is available for building/grounds emergencies and alarm responses.
13. Responsible for the daily schedule of custodial tasks, maintenance and preventative maintenance tasks.
14. Performs inspection and oversight of routine inspections such as health department, fire, lead, etc.
15. Responsible for program setup and special event setup and breakdown.
16. Sources and provides lists of vendors/contractors for the Y.
17. Serves on the Risk Management and Property Committees.
18. Serve as Director on Duty as scheduled.
19. Participates and supports the Ys mission.
20. Contributes to the success of association wide programs and functions as requested by the CEO.
21. All other duties assigned by supervisor.
