Job Overview:
As a Project Manager at our general contracting firm specializing in residential remodels and new home construction, you will play a pivotal role in overseeing and ensuring the successful execution of projects through the design-build process. Your responsibilities will encompass various aspects of project & people management, from initial planning to project completion, with a focus on delivering high-quality client experience & results within specified timelines and budgets.
Responsibilities:
Project Onboarding & Design Process:
· Absorb project brief from Sales & work with team to select & collaborate with designer
· Actively oversees the project process for entire team (client, architect, designs, draftsmen, internal team, etc.) to ensure clear communications, handoffs & deadlines are met.
· Develops project feasibility study with design partners to support presentation to clients
· Develop a fully planned and feasible project, in collaboration with the project team. Provide schedule development, work sequencing and constructability throughout the design process.
· Ensure compliance with local building codes & regulations.
· Ensures client sign-offs on bid-ready documentation prior to bidding process.
Bidding & Budgeting:
· Develop appropriate value engineering strategies and present viable build-oriented solutions to meet client goals.
· Order surveys, soil testing, engineering, etc. as needed
· Manage end-to-end bidding process, including creation of accurate front-end documents and writing comprehensive scopes of work in collaboration with design partners. Oversee the bid solicitation – maintaining a competitive bidding environment to optimize project costs; evaluating proposals for accuracy & inclusions, negotiation of proposals & management of bidding & budgeting cycle time.
· Collaborator of estimate completion & accuracy; presenting information with Sales and others to clients to secure Construction Contract sign-off.
Construction & Compliance:
· Owns project permitting process; including construction ready documentation preparation with design partners.
· Ensures any pre-con change orders to scope and/or estimate are completed.
· Proactively oversees project plan & schedule management, site setup, work sequencing & winning sub/vendor communications. Ensure schedule is maintained up-to-date on a daily basis.
· Ensures collection of all required sub/vendor documentation prior to starting any on-site work.
· Directs, manages & communicates with all parties under NPG contractional terms.
· Supervises & coordinates on-site construction activities, ensuring adherence to project specifications, quality standards & successful inspection requirements.
· Ensures any edits to specs & plans occur in real time as needed throughout construction; ensures current plans & specs available on-site daily.
· Oversees materials delivers & receiving procedures. Ensures products arrive in installation condition & are stored properly until installation as needed.
· Ensures site-cleanliness & condition compliance with company standards on a daily basis.
· Implements safety protocols & conducts site inspections to mitigate any risks.
· Addresses & resolves any issues that may arise during construction.
Financials & Reporting:
· Ensures purchase order agreements prior to any on-site work.
· Ensures change order policies compliance.
· Monitors project expenditures & documentation; works with financial department to provide approvals for timely sub/vendor AP & execution of project draws.
· Implements cost-effective measures to keep projects within budgetary constraints.
· Minimizes any risk to NPG loss-of-operations
· Provides regular financial updates to stakeholders as needed.
· Reviews profitability reports & supports cost strategizing.
Relationship Management:
· Maintains client communication plan & regular walk-through schedules.
· Oversees high-quality sub/vendor relationships by developing trust, honoring agreements, being dependable with over-communication, on-time scheduling & payment terms.
· Lead & motivate project teams internally & externally; practices value-oriented leadership & emotional literacy skills.
· Fosters a collaborative & positive work environment to enhance overall project efficiency.

Pay: $70,000.00 - $85,000.00 per year
