As a Project Manager at Neil Kelly Co, you will be:
- Serving as the team captain, in a leadership role, for their production team.
- Management of field personnel including selection, performance management, training, coaching, etc. as well as the correct documentation of all personnel actions, with the support the General Manager/Production Manager and Human Resources.
- Managing trade contractors working on their projects.
- Participating in the team estimating process, including reviewing the specifications and the cost breakdowns of new projects; preparing questions and/or a list of additional information needed prior to the pre-start conference.
- Approving final job costs and communication to the client.
- Leading and participating in meetings with Design Consultants, clients, trade contractors, and other relevant personnel.
- Preparing the project for production following the pre-start conference. This includes, but is not limited to, obtaining a notice to proceed from Neil Kelly Company, ordering materials, negotiating with trade contractors, creating job information packets for all those who require them, obtaining permits, confirm materials testing as required, scheduling labor, updating labor board, and maintaining appropriate communication with the Design Consultant and the client.
- Maintaining communication with the Client throughout the project.
- Coordinating on-site project layout for trade contractors and other personnel.
- Monitoring all costs during the project, tracking job-cost comparison, preparing budget updates for team members, and taking necessary steps to keep the project within budget.
- Client billing and collecting payments.
- Cooperating with the Design Consultant teammate in completing routine change orders.
- Monitoring and approving all requests for payments related to the project, including trade contractor invoices, materials order invoices, and personnel timesheets.
- Meeting with the Design Consultant, client, and other critical members of the team prior to the completion of the project to prepare a "pre-completion" punch list and arranging for completion of the punch list tasks as quickly as possible.
- Ensuring all final inspections have taken place.
- Building and maintaining client relationships with respect to service and continuity issues.
- Maintaining team and project site safety standards, including conducting quarterly safety inspections for team members which includes visual inspection of tools and vehicles and completion of related paperwork.
