Position Job Title: Director, Land Acquisition
FLSA Status: Salary Exempt
Position Summary
Responsible for identifying, analyzing and acquiring new land deals to meet business plan targets consistent with strategic plan and site selection criteria.
Specific Job Duties
Strategic Market Analysis & Industry Relationships:
- Identify specific acquisition opportunities to meet company and division strategic goals.
- Conduct and maintain general market research focusing on regional employment, demographics, sales volume and competition
- Maintain current submarket knowledge to assess urban planning, political, market and financial issues.
- Collect data on available residential land compatible with the company's strategic plan.
- Maintain a land database of land purchases as well as existing and future opportunities
- Generate acquisition opportunities by developing trusted relationships with network of industry contacts including land brokers, land developers, investors, landowners, other homebuilders in respective areas of operation.
Acquisition Analysis, Financial Modeling & Other Responsibilities:
- Complete financial analysis (including specific research studies) and direct due diligence for potential acquisition.
- Brief management on targeted acquisitions; obtain approval for expenditures.
- Prepare and negotiate letters of intent, agreements and other related legal documents in accordance with company policy and procedures.
- Oversee preparation of information, analyses, risk mitigation measures and conclusions for underwriting packages.
- Work with other departments, solicit input for proformas and other critical items.
- Review and interpret zoning/land use ordinances and master plans.
- Act as liaison with all municipalities in feasibility, zoning, and development of property.
- Contract and manage teams of consultants (land planner, civil engineer, landscape architect, land use attorney).
- Carefully review deliverables to ensure adherence to design principles and overall community vision.
- Coordinate with project management team to ensure effective transfer of information from acquisition to development.

Position Qualifications
Education
- Bachelor’s degree in business or related field
Experience
- A minimum of 7 years of direct experience in land acquisition/divestiture and development
Skills
- Expert analytical and financial skill set with strong excel modeling.
- Ability to communicate in and participate in a multi-disciplinary environment.
- Ability to communicate with and represent the Company to land brokers, developers, land investors and owners, land bankers, land related financial entities, attorneys, title and escrow agents, a wide variety of consultants and government officials.
- Ability to develop and deliver a presentation that communicates clearly and connects with an audience.
- Ability to discuss and verbally summarize potentially complex issues and matters, and to facilitate negotiations and work towards resolution, agreement, understandings.
- Ability to prepare and analyze financial statements/documents, prepare acquisition packages and create/implement work plans.
- Ability to translate market data into community concepts.
- Ability to provide thoughtful risk assessments on market viability, construction costs and building rights.
- Understanding of and ability to negotiate complex legal documents.
- Ability to direct numerous professional consultants through acquisition.
- Strong interpersonal, verbal and written communication skills.
- Ability to see the big picture yet still pay attention to details.
- Knowledge of real estate transactions and land acquisitions for a homebuilding company.
- Capable of commuting to various land sites across specified region.
Base Salary: Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance, as well as potential for land deal bonuses.
