With construction management and an in-house brokerage, CAPC is able to bring additional expertise to create impact through our work.


CAPC is active in single-family, multi-family, and commercial spaces and maintains an active portfolio in New Jersey, New York State, and Florida. In the past three years, CAPC has acquired more than 580 units with total development costs exceeding $70 million while at the same time, selling more than 520 units with a total sale value of over $120 million.


CAPC is targeting to raise a $50 million fund focused on co-investment opportunities with MWBE and emerging real estate sponsors. The Acquisitions Associate will primarily focus on pursuing, and acquiring new opportunities for this Fund, but can also expect to work on projects and assignments related to the entire pipeline of activity and portfolio under the CAPC umbrella. New investments will initially be targeted in the multifamily (workforce, mixed income, senior, and affordable) and retail asset classes along the I-95 corridor. The Associate will work directly with the Managing Director of Real Estate and serve as an assistant portfolio manager for the Fund as it grows. Qualifications:

· Bachelor's degree required; master's degree is a huge plus.

· 2-5 years of experience of total work experience in real estate acquisition's role, real estate special situations or in investment banking

· Significant financial modelling experience

· Advanced Excel knowledge, including ability to summarize data via formulas, lookups, Pivot Tables, conditional formatting, etc.

· Strong quantitative skills and demonstrated analytical and problem-solving ability.

· Strong attention to detail and ability to manage multiple projects.

· General knowledge of real estate investing principles/practices required.

· Experience with Low-Income Housing Tax Credits is a huge plus.

· Experience with other subsidies (tax exempt bond financing, New Market Tax Credits, Historic Tax Credits, AHP grants, etc.) is a huge plus.

· Excellent problem-solving skills, with an adaptable and flexible style in working with all types of

individuals

· Creative and results-oriented, with a strong sense of urgency

· Highly entrepreneurial and self-motivated, with the ability to work equally well on own as well as

in a team environment

· Desire to learn and adapt to situations.

*Working knowledge of Salesforce preferred

Major Duties and Responsibilities:

· The successful candidate will be responsible for underwriting real estate investment opportunities at the asset level and fund level.

· This is a small investment team, and the associate will get responsibility across the entire life cycle of the deal.

· Assist in the underwriting and due diligence of new CRE related investment opportunities across the capital stack.

· Structure/Build detailed financial models as well as asset and portfolio valuation tools to support investment decisions.

· Forecast operating performance, financial projections and business plan scenarios for deal-specific underwriting.

· Create the initial screening memos and final investment memos which will be presented before the Investment Committee.

· Develop and maintain relationships with target GP partners and investment professionals.

· Support the Managing Director of Real Estate in capital raising and portfolio management of the fund.

· Ongoing monitoring and support of fund investments.
