The NJM Facility Operations Department has an opening for a Maintenance Operator in our Hammonton, NJ facility. The successful candidate will assist the Maintenance Supervisor in operating and maintaining all related building systems including: mechanical systems (HVAC, plumbing, fuel oil), electrical systems (lighting, UPS, PDU, generators, switchgear), control systems, fire/life safety, and mission critical equipment.

The Maintenance Operator will also interact with various departments, contractors and service vendors supporting the facility.

The schedule is: Monday - Friday, 7:00am - 3:30pm.

Responsibilities

• Perform routine inspections and maintenance in a safe manner and complete without interfering with NJM business operations or employee activities.
• Coordinate with all service vendors and contractors performing work at the facility; Check work progress periodically to assess their progress and provide assistance as needed.
• Monitor conditions and make adjustments to building mechanical, electrical, plumbing and fire protection systems.
• Perform visual inspections of mechanical and electrical rooms and mission critical equipment and communicates any concerns or problems to supervision.
• Utilize the building management system (BMS- Siemens Apogee) to watch conditions and document any modifications to operating conditions or abnormalities in the shift operator’s logbook.

Requirements

• Three years' experience in facility operations and maintenance or related training preferred.
• Training or experience in HVAC, chilled and hot water distribution, plumbing, electrical distribution or fire alarm systems is preferred.
• Facilities/Equipment troubleshooting and maintenance skills are required.
• Must be a Self-starter with good communication skills, both written and verbal.   
• Must have strong interpersonal skills and the ability to solve problems.
• Must have proficient computer skills and be able to use MS Office for e-mails and a Work Order System for processing maintenance requests.
• Low pressure Black Seal boiler operator license is required (or obtain within 6-months of hire).
• There may be a need to work some occasional overtime.

The Salary Range for this role is $55,400– $62,000. Compensation is commensurate with experience and credentials.
