Austin Texas based Streamline Funding was established in 2002 before the Private Lending industry became an industry.  From the beginning, Streamline Funding’s mission has been to empower real estate investors in Texas with the resources, flexibility, and expertise to grow their business, bigger and faster than they ever thought possible. The network of real estate entrepreneurs Streamline partners with throughout the state of Texas continues to achieve unprecedented growth year after year.  Streamline primarily lends on residential investment real estate to experienced builders, developers, and other real estate investors.  
 
Position Overview
 
As the Managing Director of Streamline Funding, you will be the driving force behind the firm’s growth and scale and the architect of its vision. By harnessing your exceptional business development acumen, deep-rooted industry knowledge, and leadership capabilities, you'll propel the business to new heights. This role demands a strategic leader who is part of the top echelon of private lending professionals and is equipped with experience, contacts and grit to lead the organization to new heights with a goal to scale originations to $1.0B/ year inside of a 5-YR time horizon.  This leader will accept the challenge to come onboard to both build upon and rebuild the organization from the top-down.  Streamline Funding operates as an independent portfolio company of Noble Capital, partnering with Noble for capitalization and operational support in Finance, Technology, Marketing and Human Resources.  Noble is raising a dedicated fund for Streamline Funding lending capital with a target raise of $25M by the end of 2024.  The Managing Director mandate will be to utilize existing resources while securing new resources to grow the firm. The Managing Director will spearhead the establishment of key capital partnerships to enable Streamline Funding to scale efficiently to substantial originations volume driving substantial enterprise value. 
 
Job Duties
 
 
Executive Leadership:
 
  • Rainmaker: As a Managing Director / Rainmaker, take the lead in sourcing, originating, and structuring residential fix and flip, bridge, and construction loans.  Build channels, funnels, and incoming deal flow to create lending opportunities to your loan origination producers. 
  • Culture Leader:  Lead, empower, mentor and inspire a results-focused team, nurturing a culture of excellence based on your cornerstones; core values, a purpose, a brand promise and vision.    
  • Strategic Business Expansion:  Leverage your private and hard money lending expertise to identify and exploit strategic business avenues, expanding our client portfolio.  Foster key relationships and partnerships with stakeholders and build a robust network within the industry.
  • Financial Leadership:  Full Ownership of P&L, Cashflow, Budget, Business Planning & KPIs. 
Private Lending Business Development:
  • Sales and Marketing Strategy: Develop an integrated sales and marketing plan that maximizes our market presence and accelerates business growth.  Collaborate with marketing professionals to align messaging and campaigns that resonate with our audience, amplifying brand recognition.
  • Sales Mastery:  Secure a steady flow of  increasing loan volume that is underpinned by a strong credit culture, through the right product offerings considering market dynamics. 
  • Innovative Sales Strategy:  Harness your deep market insights to formulate groundbreaking sales strategies and forward-thinking deal structures.  Identify opportunities for novel approaches in deal structuring, staying ahead of industry trends.
  • Performance Analysis and Enhancement:  Monitor and analyze key sales metrics, providing actionable insights to refine deal structuring, efficiency, and effectiveness. Develop and implement targeted sales training programs to elevate the skills and expertise of the sales team.
  • Customer Service: Foster long-term relationships with clients, providing exceptional customer service and serving as the primary point of contact throughout the loan lifecycle.
  • Pipeline: Manage and prioritize a robust pipeline of loan applications. Track and report progress, ensuring loans are processed efficiently and within established and measured timelines.
Private Lending Operations:
  • Under Writing and Due Diligence: Conduct thorough Under Writing and Due Diligence on loan applications, including financial analysis, property valuation, and borrower creditworthiness. Evaluate collateral and loan-to-value ratios to minimize lending risks.
  • Loan Processing:  Deliver high touch, and highly efficient client experience in the processing and administrative process of the executing on the end-to-end loan originations process for the client. 
  • Post Closing Continuity:  Maintain close connection and monitoring of the clients project and success with scheduled check-ins, site visits and collaboration with loan servicing group. 
 
Background and Experience
  • Proven track record as leader of a top-tier production team or business, consistently originating fix and flip, bridge, and construction loans in the Texas (or Regional) private lending or hard money lending space.
  • Proven ability to execute Managing Director level leadership, vision, strategy, planning and execution. 
  • In-depth knowledge of the Texas real estate market, including key regions, market dynamics, and emerging trends.
  • Existing relationships with real estate investors, developers, and industry professionals in Texas.
  • Strong business development acumen with a track record of developing new business and expanding client relationships. Proven ability to identify and capture lending opportunities in a competitive market.
  • Exceptional leadership abilities, with a strong history of managing and nurturing successful sales and operations teams.
  • Experience in developing and refining private lending products to meet the evolving needs of borrowers. Familiarity with industry-leading lending practices and products.
  • Strategic mindset, capable of identifying and capitalizing on emerging opportunities, particularly in deal structuring.
  • Previous experience working with fund management and analysts, including coordinating fund allocation for lending activities. Ability to communicate effectively with fund managers to align lending strategies with fund objectives.
  • Strong networking skills, including a proven ability to represent the company at industry events, conferences, and networking opportunities.
  • Bachelor’s or a master’s, degree in business, finance, or related field (preferred).
