Position Summary:
Reporting to the Vice President of Development & Capital Initiatives, the Corporate Director of Community Maintenance & Capital Improvements will be responsible for supporting the operations and asset management team in the plant maintenance of all communities and capital improvement projects.
Duties/Responsibilities:
- In conjunction with the Operations Team, maintain, update and train on Maintenance and Housekeeping policies and procedures.
- Participate in the final interview process, orientation, and training for all new Maintenance Directors
- Conduct Monthly Maintenance Walkthroughs with Maintenance Directors, share findings and plan with Executive Director and Regional Director.
- Review quarterly Maintenance Audits and assist Executive Director and Maintenance Director in making necessary changes or training
- In conjunction with Vice President of Development & Capital Initiatives, develop and oversee implementation of 5-year CAPX and annual CAPX budgets.
- Maintains monthly CAPX Project schedule (via Gant chart) for each community and participate in monthly meetings with the Operations team to manage capital needs.
- Conduct Maintenance Director meetings 3x’s a year for purpose of training and sharing best practices
- Manage roll out process and training of software upgrades and/or new systems related to the maintenance of the buildings (i.e., TELs, Yardi, etc.).
- In conjunction with the Vice President of Development & Capital Initiatives, create and maintain standards for unit turnovers including process, timing, and standard products for refurbishing units
- Serve as the primary contact for our security camera vendors, kitchen equipment, FFE suppliers, flooring vendors and phone consultants.
- Partner with community leadership to oversee and manage building and grounds related contracts.
- Maintain hardware inventory at both the community level and home office (Asset tags, HIPPA compliance).
- Oversee special projects for sites (Insurance claims, small construction projects, Wi-Fi upgrades etc.).
- Other tasks as assigned for the Home Office and communities.
- This position will require availability in emergency situations as they arise.
Specific Educational/Vocational Requirements:
- Bachelor’s Degree in the field of Management, Business Administration, or a related field.
- Experience working in working in property management, development, maintenance of multiple sites with a solid understanding of management systems
Minimum Eligibility Requirements:
- Competent with the Microsoft Windows Office Suite (Word, Excel, and other software programs as needed)
- Excellent organizational skills and detail oriented.
- Ability to maintain a high level of professionalism.
- The ability to work independently and in a group environment.
- Must be able to perform duties and responsibilities with or without reasonable accommodation

- Must pass criminal background check
