PURPOSE OF THE JOB:
The Building and Grounds Coordinators primary responsibility is to manage and maintain an attractive, safe, and welcoming environment for guests at their assigned campus location. In addition, this position provides leadership to grounds and maintenance volunteers and contractors. This position is an exempt full-time salary position.
ESSENTIAL DUTIES:

Leadership Duties
- Recruits, manages, and trains grounds and maintenance volunteers and community service participants
- Mentors and provides leadership to volunteers
- Works with other ministries, non-profit organizations, companies or schools to ready outside areas for special events
- Works closely with vendors and negotiates the most cost-effective solution
Facilities Maintenance Duties
- Monitors and adjusts the HVAC system daily to ensure optimal HVAC operation
- Researches and makes recommendations on whether projects or activities should be completed in house or completed by an outside contractor
- Oversees and performs internal work projects
- Manages security system; monitors and adjusts cameras and security keys for doors
- Purchases equipment and supplies
- Serves as first responder to fire and security alarms
- Collects estimates on building repairs and consults with Construction and Facilities Director for approval
- Inspects building and looks for aesthetic or other repair situations that need attention
- Handles any on-call after-hours emergencies, including evenings and weekends if needed
- Responds to requests for maintenance assistance in person, via phone, or via email
- Coordinates cleaning assignments with custodial services
- Conducts small building repairs that do not require a licensed professional
- Coordinates and conducts room set-up for daily events and conferences
Grounds Maintenance Duties
- Ensures that all grounds equipment is maintained and repaired
- Manages or conducts the mowing of the lawn areas
- Ensures that the campus is meticulously trimmed and edged around walks, flower beds, walls, posts, trees, signs, and curbs and assists with other campus locations when requested
- Oversees planting, pruning and care of grass, flowers, trees, and shrubs
- Oversees the application of products to ensure the health and vigor of plants, trees and shrubs using Integrated Pest Management practices
- Supervises removal of leaves in the fall by raking, using tarps, blowing, or vacuuming
- Manages all trash and recycling activities in order to keep the grounds clean and free of litter
- Oversees snow removal from sidewalks, steps, patios and driveways by volunteers or contractors
- Manages salt product application on driveways, patios, sidewalks and steps by volunteers or contractors
- Manages repair, painting and sealing of hardscapes such as fences, gates, walls, railings, sidewalks, signs, outdoor lighting and outside recreation facilities
- Ensures that all drainage ditches, drain pipe and tile are properly maintained
- Supervises the live trapping of nuisance animals
- Helps to coordinate all hardscape installations
- Inspects grounds and looks for aesthetic or other repair situations that need attention
Administrative Duties
- Assists in the preparation of campuss grounds and maintenance annual budget
- Checks email and voicemail and return all phone calls within 24 hours
- Performs related duties as assigned by supervisor
Supervisory Responsibilities
This position works with volunteers and must have an understanding that volunteers are key to the ministry of the church. The employee must have a heart to recruit, train, equip and support volunteers in fulfilling their roles.

MINIMUM QUALIFICATIONS:
Associate degree plus two or more years of related experience; or equivalent combination of education and experience. Must have a valid drivers license and meet insurance requirements.
Related experience would be in Facilities or Grounds Management or supervising in a contractor environment. Experience in carpentry, electrical, plumbing and HVAC is preferred.
